466 North amenities
 

Months ago a poster was asking for advice on different sections of TV. I said the North was lovely but lacked amenities (I believe I said it was amenities poor). Multiple posters challenged that statement. The nice thing about TV is most folks believe they live in the location that meets our needs. I was not disparaging the far North just giving my opinion as to why my wife and me did not choose it.

The latest POA flier used Gary Morse's formula on house to amenities ratio. Using his metric they determined that 19 more neighborhood pools and 4 village centers would be needed for it to be at the same level as the South.

Again nothing against the North but the next time someone makes a statement based on facts don't attack them.

Who was it that defined an amenity to be that which is in one's back yard???

One live where one lives as a result of choices made. Not because a bowling alley or theatre or town center et al are in the neighborhood.

All the amenitiesare available to all residents of TV regardless where they live.

If one has the impression one area of TV is more attractive than another for what ever reason all one has to do is move there!

I agree with you statement , but you should get your facts correct or expect to be questioned. The article in the POA Bulliten only compared amenities north of 466. You are making an assumption that the amenities ratios are applicable for the southern areas. As far as we know the southern areas may be lacking in the amenities stated in the article.

They are adding housing and EVERYBODY knows there is shortage in district 4. They (they powers to be and people that don't live above 466) just don't care or admit it. Springdale and Piedmont need regional rec centers from my expert observation :BigApplause::BigApplause: Thank you

We're not talking about town squares or bowling alley either. IMO that money maker for the developer and his renters. Has nothing to do with amenities.

The Village of Woodbury, IMHO, is just fine as is. Any additional amenities in any of our established villages will require land. Does every blade of grass have to be built on so those with 'edifice complexes' can boast of parity or superiority?

I'm concerned with Mulberry and all the new homes planned up 'north'

I agree...and I thought I wrote a good post on the subject but poof it is gone.


I said that the family has learned as it goes along and now have more pools and rec centers for an area than they used to build.


BUT all of us can still use all of them, no matter where we live. I often go to a rec center miles away from our home because an activity I am interested in is there.

I read the article with the quoted numbers. I did not interpret the numbers as a goal, but simply a statement of existing ratios.

Am I witnessing amenity envy? Hmmmmmm:D

I find that as each Villages area has been built the developer has made changes. IMO, they seem to be for the better. I am glad that Buena Vista is wide open and access gates or off the main drag unlike the situation along Morse Blvd. I believe that was an improvement.

Also, look at the bond costs in various areas of TV. South of 466 it seems that the bond cost is double what folks paid north of 466. Those additional pools and rec centers have a cost associated with them. Do you think that folks north of 466 are willing to approve another bond to pay for more pools and rec centers? Rumor has it that back 10 years ago or more Villagers were not willing to approve a one time tax/bond/fee amounting to less than $100 a household to repair and fix the recreation trails north of 466. Good luck with more pools and rec centers even if you could find the land. (Before you jump on me for incorrect data I prefaced my last comment with it being a rumor. Whether it is $100 a household or whatever amount is not the point, the point was that Villagers were not willing to pay.)

The new homes being added to CDD 4 will put a lot more pressure on Mulberry. Maybe CDD 4 should fight the developer to keep him from adding the houses to their CDD. Maybe those homes should have to be a new CDD. Maybe it would force him to deal with pools and rec centers at the outset.

With this post and $2.50 you can get coffee most places in The Villages. :)

Well, if you think one area is being ripped off, you should of picked another area to live in or just move to a better area. I'm not trying to be a prude but if I were you I would be more concerned about rising house prices & why pre-owned homes are selling for the same price as a brand new one. Some area's pre-owned homes sell better, buy there & then you won't have to worry to much about amenities in a better neighborhood. My gripe is why do some areas pay more amenities than others, it shouldn't have anything to do with how many homes are in any certain Village. Oh well, like I said if I don't like I'll move to another area or just move out of the Villages!
