Property Taxes
 
I'm going to guess that this is a stupid question but I'm going to ask anyway....

Trying to figure an estimate for property taxes. Are the following the only taxes you need to pay? The example below is something I found on the internet from Sumter County. The house is small (1035 square feet) and sold for $154,000. The total taxes are $1630.

I just thought that was low for property taxes.

SUMTER CO SCHOOL BOARD
SWFWMD
WRBASIN
SUMTER COUNTY

SPECIAL ASSESSMENT
VILLAGES FIRE DISTRICT
SPEC ASSMT-MAINT
SPEC ASSMT-BOND

Jayerose,

You can get the historical info directly from Sumter County,

Sumter County - Geographic Information System

in the upper left corner, enter the address you are interested in, when it come up on the map, click on the TAX COLLECTOR box and you can actually see the actual tax bill.

The current homeowners may have some exemptions

homestead, over age 65, disabled vet, widower's exemption, Blind, Etc.

More or less.....unless you happen to live in one of the "Incorporated" areas that also pay the local municipality some taxes (i.e., Wildwood, Fruitland Park, etc.).

If you call the Sumter County tax office, they are very helpful and will answer all your questions. Yes, you will receive only one bill. Be sure to inquire about the homestead exemption (and others) if you haven't already done so.

Besides the "lease" (taxes)from various government entities in TV you also have the CDD bond and the maintenance fees that appear on your tax bills. The bond on a resale may have been paid off by the previous owner but the on-going maintenance will be on the tax bill.

Regardless, in most cases all of the above is going to likely be less than what you previously paid in taxes up north for a similar property. I know---clear as mud.

Sorry, I never looked for this info in Lake County or Marion County, maybe one of the villagers in those locations could help.

Hello jayerose,

I am not a Villager (yet), but I have had success looking up property tax info. for homes in The Villages on these web sites:

Lake County homes: Office of the Tax Collector - Bob McKee - Lake County, Florida

Marion County homes: Marion County Tax Collector - Offical Website - George Albright Ocala, FL - Marion Tax and MCPA Home.
The second web site is for the Marion County Property Appraiser's office.

Village residents in Lake and Marion Counties may have additional information or search tips for you.

Marion County
Tax Bill has two sections, Ad Valorem and Non Ad Valorem. Wife is disabled vet, so we pay nothing on the Ad Valorem side which is the part based on home assessed value.

The Non Ad Valorem part consists of:
County Wide Waste $87.00
County Wide Stormwater $10.57
Villages Maintenance $460.00
Villages Fire $165.99
Total $723.56

If our bond was not paid, it would also be assessed in the Non Ad Valorem section.

exactly, plus how long have they lived in that house.

Most appraiser county sites have a option to put in what you paid for the house, or value...and it will tell you the taxes, then you add the locals, bond, fire and you can come close to the reality of what your going to be paying...not what they paid.
