Comparing the re-sale Homes For Sale..... North and South of 44
 
If you look at only the amount of resale homes for sale south of 44 vs north of 44, square mile, wise, There are a lot more re-sales south of 44....

Makes me think that people don't really want to be down that far without connectivity and shopping after all....

and this is only looking on the villages sales maps, not even including MLS resales.

You also have flippers, make some nice change, just like people did north. Look at the purchase price, now the selling. Nice return.

If you look at the MLS listing you'll find that a very large percentage of them are north of 44. There are a lot of reasons why people sell their homes, health, financial, profit taking, investors, moving up or down in size, bad neighbors, don't want a pool, want a pool, etc., and with the virus now some are wanting to go back north closer to family. We even have friends that are considering going back to their northern homes they left due to the extreme heat that was unexpected.

I have never figured out how to do the multiple quote thing but did you and the OP just say totally the opposite of each other ?

Houses are selling, house just went on the market Tuesday, we looked today. Multiple offers may sit out on this one too

I'm in the process of listing my home moving the CC and interviewing brokers now.

They all say homes are selling well not sure if they R saying that to get the listing.

Is it a sellers market?

What's your opinion?

Us down South were told a bunch of lies by our realtors, i.e. the bridge across the turnpike would be installed over two years ago. Honestly, today we are without a grocery store, drug store, gas station or any of the conveniences North of 44. All in favor of enriching the Morse Family.

we don't see it as any market UNLESS you extremely undervalue your home,,, buyers are liars & sellers are worse !
that being said, we've interviewed 15 Realtors / r e brokers here ( marietta, ga ),,, ALL sing the same tune - ' list w/me - we can market your home ',,, not 1 yet has said i can sell it !
tv broker friend has 4 non-published listings (pocket listings) because sales are sloooooooooooooow there too,,, in a normal r e market, they'd have been public,,, days on mkt is still big w/buyers
we're still actively looking for a home in tv - new listings are not common - many repeat publishings - # of total listings ( tv + mls ) fairly low in bride's opinion

Retailers are not opening store-fronts without confirmation from demand studies.

If one has to sell their home up north, where unemployment is at depression levels, who is going to buy their home and they are going to want a price reduction
Also, with the pandemic, retail has moved online, who will be renting retail space in this new world from the Morse family?
