Seems like a lot of homes for sale.
 
If I counted correctly TV website has over 1200 homes and or home sites for sale. And I think they have more they don't show ? MLS has 300. Is a glut forming?

Not in my Village, only 4 homes available today, there were 6 last year when I bought.

Before I dropped The Daily Sun about 6 weeks ago it seemed like the pre-owned homes for sale insert had gotten bigger than what the Recreation News insert was back in January, 2020.

5 homes in our neighborhood, only 1 did not sell as of today, the rest sold within 30 days. Of the 5 that sold, 4 moved to other areas of The Villages, 1 moved north to care for family. It will be a glut when the prices are fair and the houses don't sell.

Market is glutted. Lots of homes in my village for sale. Why? Dont know...going down south of 44 ...or beating feet up north...afraid of florida with the virus?

The housing market isn't anything that I'm monitoring/tracking...if I was, I'd tend to be more interested in the average number of days a listing is on the market

whether it's a seller's market or a buyer's market, if you price it right it sells

given the tens of thousands of existing homes and the number of new homes being built down in Southern Oaks the percentage of homes currently on the market is pretty small

when you are on the website, go to filters and turn on the pending home sales, it will SHOCK you since they are all less than 30 days old(since almost everything in TV closes in 30 days or less). Lots of houses sold in TV. You can do the same thing on Zillow. I have been watching for a long time. it always seems a lot are for sale. When they are priced correctly, they sell in well under the US average of 56 days. I rent to a lot of people looking for homes, and if anything, sales are accelerating. Nobody wants to stay in the big city anymore. Shocking! :)

In-laws sold their home in 45 minutes after posting.

Yes, a glut is starting to form. You just have to look at the supply of homes and it's movement over the course of the year. We went from 6 months of inventory to over 10 months on hand in less than a year. Just look at Zillow for the month of July and you will see 89 homes added and 15 price cuts with only 49 homes sold.

It's obvious things are slower but it's a combination of summertime, cyclical pattern and yes covid 19. The developer is building as always and building their inventory and sales will follow, until they don't!
