Roof Shingle Question
 

Has anyone experienced the appearance of a dark (looks like tar) substance oozing from under some shingles on the roof? How has this been dealt with and remedied. House is a little over 5 years old.

You may want to call the warranty department. There was a warranty issue a few years ago and many recently constructed houses got new roofs. The issue had something to do with an improperly installed roof valley system.

My dark stuff was black algae. I contacted The Villages warranty department and they gave me the name of the roof manufacturer (Guaranteed). That company sent out an inspector and gave me a free (under warranty) roof cleaning.

Look around at roofs, not just in Florida. It is black algae and prevalent on most roof shingles with a little age. Asphalt is a natural deterrent but the amount of asphalt used in the manufacturing process has changed. Copper has been found to be a natural deterrent and the best shingles are now infused with copper but these shingles are much more expensive. Google black algae and roof shingles, there is a lot of information out there for your reading pleasure.

Check with the warranty department and see what brand shingle was used. Most likely this is a Tamko issue. They had a bad batch of underlayment used which will turn into a liquid tar substance. Tamko will normally cover replacement but there are hoops you have to jump through. Please check out the link below from our sister company and see if this is similar to what you see. Contact your the company that installed your roof when the house was built. There were many homes built at that time (mine included) that had a problem with the underlayment of the roof. The underlayment was sold by TAMCO who is paying to have roofs replaced in this situation. The packet of information that was given to the new owner (was that you?) has the name of the company who put on the roof. Once you have determined that the underlayment was a TAMCO product, contact the original roofer to see if your roof had the problem material. You will need their documentation showing that it was the defective TAMCO product. If so, you will need contact TAMCO, work through their paper work, get 3 quotes, and submit it all to TAMCO. The process will take about 8-9 months so I would get started right away. I hope that you are the original owner, as I have heard that TAMCO isn't helping folks who are 2nd owners. Good Luck.

Lots of us have. Poor product by Tamko. Call Certified Roofing and they will handle. Tamko pays for new roof.

Unbelievable/unconscionable. A warranty should be for the house, not just the original owner. Makes no sense. :ohdear:

I hope I'm wrong, but my understanding is that the warranty is only good for 5 years.

We are second owners and got a check from Temko to cover the cost of a new roof.

If it is a Tamco product defect, the age of your roof is not important. The manufacturer must pay for their defective product.

Go to the hardware and pick up a product called “Wet & Forget.” Works great on roofs, landscaping stones and anything else with mold or discoloration. Just hook to hose and spray. Safe for yards & plants.

Folks, As The Solar Guys and others have correctly stated, This is clearly a Tamco issue. Tar oozing from under the shingles in valley areas is from a defect in Tamco's underlayment. Mostly seen in homes 3-5 years old. This issue rarely presents itself until after the home is 3-5 years old, although on a few rare occasions we have found it a few years back within the first year, but not often. It takes awhile for the issue to be noticeable.

So far Tamco has paid for replacement roofs. Make sure you go with a quality roofing company and make sure they either use the original dryer roof vent hoods or install CORRECT new ones. THIS has been an issue with some replacement roofs.

Roof mold is an entirely different issue.

FYI... I was a senior executive for one of the largest roofing manufacturers - for 13 years. Here are some thoughts:
a) Dark Streaks.. it is algae.
b) Warranties... most manufacturers give 10 years
c) Protection... is from a small amount of copper (some may use zinc) as a coating on the granules
d) DO NOT... accept a simple roof cleaning; insist that it is multiple years; most cleaning only lasts 2; another option is zinc or copper strips they can add at the ridge of the roof system
e) Avoid - IKO, ATLAS AND TAMKO... they don't have the best reputations for honoring warranties
