Hammock Fenney Lot Prices
 
I hear the lot prices at the newest Hammock Fenney start at 200k. It seems to indicate to me that higher prices and inflation have cemented in here at the villages. My concerns are growing about inflation for us all.

The prices are dictated by what the market allows as you indicated. I think that some things that happened nationally could have curbed inflation a little, but not stopped it. I think it is going to get worse before it gets better.

Real Estate prices are soaring everywhere. EVERYWHERE, not just here. At this time.

Wow, the market seems to be able to handle quite a bit. Get em while they are hot. One lot is 359k. Incredible

View lots always cost more. The view lots in our Village were sold out in a couple of hours, ten years ago.

During our recent stay, we were told they are not even selling lots at this point. Just building what they call spec homes (not a spec home) and selling them and basing the price on a myriad of things including lot.

The increase in price sits between 25-35% in just over 12 months, which is definitely not sustainable for a community based on retiring. But currently it is still going strong with homes selling in mere hours of them being listed.

That is not true now. There are many lots for sale in Hammock.

Our last visit was just three weeks ago, so a lot must have changed.

There are 21 lots listed for sale on The Villages website. These are for new homes to be constructed.

I saw those previously and was told that those included the price of the home they were putting there. Starting price. As you change options (flooring, stucco, countertops, etc etc) it would increase from there.

Maybe we were given false information, but based on the pricing vs what existed in the past it made sense to me.

Maybe you misunderstood The Villages process? When you buy a lot, you are always limited in the type of house you can build on it, and you are given a base price for the house. Then, you can add options that will increase the cost of the house. It doesn't appear that the process has changed much over the years.

If you have a sales person telling you that you might want to find a different sales agent. Those prices are for the lots only. They are to build a Designer home on. You get to choose a floorplan (suitable for that lot) and customize within The Villages design process.

No I got that. I was just referring to the pricing only and that those lot prices come with a standard home included, rather than on top of that cost.

No, those are the lot prices without a house. When you buy the lot, you need to contract with The Villages to build a house on it.

We were definitely told different. I believe this forum more than my sales agent, which scares me a bit 😀
