Long Term Rentals
 
I have one of my homes in The Villages up for rent long term. Do people prefer short or long term rentals? Mine is listed in many places including Zillow. The address is 333 Juarez Way, The Villages, FL 32159. Convenient location between Spanish Springs and Lake Sumter Landing Town Squares. I was just wondering which is more preferred, or if both types of rentals have advantages/disadvantages?

Our experience has been most are looking for 2-3 mths. Yes we have had alittle more, or less but honestly they mostly want 2mths.
Not sure if you have rented before, but let me say this -do a thorough investigation on the people...ask all kinds of questions and then some more.
One would think that most renters will be about our age...not true
That they will be honest filling out the application...not true
And they will treat your home with respect...not true.
We have had renters say it's just 2 people...then children tag along....like 3!!!
We had a renter turn our house into a grow house and destroyed all our furniture and carpets...cost us thousands.
On the small side....I like to have a lovely throw at the end of the bed, matching bath towels plus I provide a beach/pool towel. Funny those towels have all grown legs.
My cleaning person tries to do inventory each time, but things get missed...so by the time I get back there, 2 or 3 sets of renters have come thru...hence...who to blame.
We have since mounted a security camera outside hopefully to prevent any theft.

One more very large item.....be sure your renter has some sort of liability policy of their own...if they are using your fully insured golf cart and they have some sort of incident that could somehow end up in court...well you want to be protected.

I certainly don't want to come across as bitter or not in favor of renters, I'm just saying things can happen and they do.

I chose long term unfurnished, so much easier. My leases offers a discount for prepaid terms which has been very successful and one less thing to worry about plus you only have to deal with one personality for the year or longer. I pay the amenities, water, and take care of the lawn, other than that they're on their own.

Welcome to the landlord world and dealing with the public.
I for one can't handle my own home let along rental housing for some jerk up north.

Thanks for the input! This one is through property management. I use Gunn Property Services. Jeremy does a great job with other rentals that are not in The Villages.

we did rent and no mow the pople are just bad. our carpet so dirty had to replace we have a home and are so happy

Our long terms had no less than 20 plus who wanted to rent at renewal. That is much less than 2013 to 2018 where I had 60 plus inquiries to rent our property

We have had a furnished long-term annual rental in TV about a mile from our home. In the 7+ years that we have owned the property we have been fortunate. It has been occupied with an annual contract every year. Most recent tenant going on their 4th year now.
Any rent over 6 consecutive months you will not have to pay the Florida hotel tax on your income. I would not recommend having a rental if you have to do it with a mortgage attached. Fortunately, ours is free and clear so it shows nice profits not to mention the appreciation over time.

If you are going long term unfurnished is the way to go and if it isn’t a dump and it’s priced right they will be knocking down the door to get in. I have two more important words for you .BACKGROUND CHECK

We are new to the villages only one year, where can we look for property that is for sale in the villages?
I know about all the realtors and all that but I'm talking about a private person selling their home

Don’t you think it might depend on the person renting - as to preference??

I have a home for long term lease near Spanish Springs. Reasonable rate, nice neighborhood, convenient location to both squares. Small dog ok. Do you allow cats? I might have a renter for you. I am allergic so no for me.
