Buying a home in The Villages...I think!
 
Put in an offer with VLS, it was accepted, paperwork done and signed. Pending 4 point inspection which showed some minor issues.
Home still shows "for sale" and not "pending" on The Villages VLS site. It's been almost a week since signing the paperwork. Only a few days since the inspection.
What could be going on? Any ideas?

Why not ask your agent to call the listing agent and inquire?

Exactly. Why would a person not call their sales agent with questions before posting here? Just don’t get it.

Read your contract. Usually, there is a clause for the seller to reject the contract if the inspection defects exceed a certain dollar amount and they don't want to fix them. But, there should be a short time frame for them to decide. The Villages is not required to change the listing to pending. You don't own the house until you go to the closing.

If it is not shown as "pending" the VLS agents may possibly be continuing to show the home as well. Why not call and ask what is going on with the house?

Always remember that the VLS agent represents the seller, not you. They are going to do what is best for the seller. That is why you should carefully read the sales contract and know your rights and responsibilities.

Listing agents like to get calls on their houses. They will tell people it's pending and redirect to their other listings. Opportunity knocks.

Until you sign off on the inspection or any other contingencies your house is not pending.You will be signing a form that will be given to you by your agent. If you have already signed off then the house is yours they have to sell it to you. Many times the selling agent is so busy they fail to update the listing to pending. Yes those extra calls on the house are leads for the agent. No worries it's your house as long as you close. Trust me the seller is just as anxious to sell and get their money as you are to move in. They keep it listed until the sale is final, sometimes the buyer backs out for various reasons.

Should not be a problem. They are just busy.

Being a retired Villages rep. If the only contingency is inspections it should be pending. Most likely and oversight on contract to change the status. Call your rep.

I agree with everything you said except “Make them an Offer”. Realtors & TV won’t take offers. We tried that & they said NO OFFERS, we will have it sold in a week. Not trying to step on your toes, but TV knows any house they have will sell for their asking price!

That may apply to new houses, but you can make an offer on a resale.
