finishing lanai and garage floor
Greetings All,
We will be closing on our home in St. James on Tuesday, and we have much to do and buy. Question: Is it best to tile or paint the lanai floor, also the garage floor? If any of you have had a good experience with a company that does tiling or painting, please let me know. Also, has anyone attempted to do this themselves and had good results. Please share your success stories with me. Another issue..... we need furniture, lots of good used furniture. I have read the posts about all the consignment shops and will check them out, but if any of you have furniture to sell (or a good used washer and dryer) please PM me. EXCITED, EXCITED, EXCITED TO BECOME A VILLAGER!!!!! |

We used Amy Newsom for our front and back lanai's, the driveway, sidewalk and garage floor. She does concrete coating. We've been here a year now and it is so easy to take care of. She made the back lanai look like a tiled floor. If you want to come by and take a look just send me a private message on this system. She can do anything you want.

Mikitv, what did you have her do in the garage? Epoxy coat or stain? How long ago and how does it look now? I want to do something before we move in. I'm trying to figure out what I want and who I want to have do it.

I obtained quotes from several vendors mentioned in TOTV and selected Amy Newsom, 352.308.7410. She did a great job on our driveway, garage and lanai! Maybe she can email some pictures to you. You'll want to match colors with your house and landscaping. I'd trust her to make good selections without your being there.
The house is now cleaner - no more concrete dust. Easy to clean. She will do any design you want. We chose 12" tile look, complete with grout lines and subtle line variations/ color contrasts in the corners and on the edges. It was such a good job a guest actually thought it was tile! Outside the irrigation water and rain puddles on the slab, where it used to soak into the concrete and dry up right away. This makes it slippery, so be careful. The water evaporates fairly quickly. It needs to be clear coated every 2 years. You can do it or Amy will call you when it is time and she'll do it for you. The clear coat will bring back the colors, which look faded after a while. Gasoline and solvents will damage it. Compared to brick pavers I believe this is the better option. Pavers look great, but they get oil stains and crack frequently. |

My husband and I tiled (peel & stick- black and white) the garage floor.....We did the same thing in NC and got lots of compliments on the floor.....Had no problems and easy care!

Mike, I spoke with a sales person at sherwin williams, and even though they carry both products, he recomended epoxy over stain. He said it will last much longer. The material is on sale next weekend, so I'm going to pick up enough to do my garage (about $100 for a 2-car kit). I'll let you know how it goes.

As i have posted in other threads, we used and were very happy with COST LESS Driveways. They did the driveway, walkway, garage and lanai. It was $1.10 / square foot. It was done in Feb/Mar of 2010. The garage floor still looks like the day it was done and this garage floor takes some pretty good abuse from jacks, dropped tools, etc....
I cannot speak to expoxy versus stain, they used stain and I was very impressed with the process and the way after prep the concrete sucked in the stain. If I went with epoxy, I would certainly like to ask some contractors who have had to do this for years. I am not saying I do not trust saleman, but I ......:undecided: Good luck!! |

Corners are fine, have had no problem
not sure why the picture didn't come through! Oh well!...Tiles already have adhesive....Just peel and stick!
