With TV approaching a population of over 100,000 it seems reasonable to expect to see some duplication like another Home Depot? Lowe's? Sam's Club or may a Costco?

The population distribution that far south as well as all the suronding communities E-W and South makes for prime opportunities.

What do you think?

It is going to be difficult to get much more commercial building on 466A as the adjoining land on both sides has been developed to support golf courses.
It may well be that wildwood will be a focal point in the future

I think these will be corporate decisions made by Lowe's, Home Depot, Sam's Clubs and Costco.

I think you are right that this growing market could support such businesses. I also think Wildwood will benefit greatly from the third phase of TV just as Sumter County benefited greatly from the second phase. It would not surprise me to see more upscale housing and commercial development in Wildwood as a result of the Brownwood section of TV.

I think any of the big box stores can handle 100K pop, it's not just the number is the case of HD or Lowes.

I think it's the age of the pop here 55+ the age of the homes, a new home built needs them lees than an older home.

They are great at crunching the numbers but my guess is the will not duplicate.

I totally agree! I think that area is going to expand with both commercial and residential development. I am almost sure that you won't recognize the 466A area around Brownwood in years to come.

Did you mean 44A. 466A is about a mile and a half away from Brownwood.

I truly believe that entire area is prime land for commercial and residential development. Watch and see it grow. :)

I doubt that 466A will look that much different since there is only limited area to develop and most of that is either in Lake Co. or between Powell Rd and 301. However, I do have to say that you probably wouldn't walk a mile and a half like I mentioned, but you would probably swim it! :1rotfl:

I wish Costco would build nearby. I've never been to one, but I've read enough positive things, and have seen it recommended by Clark Howard, that I'd love to have access to Costco ... even if it's (currently) only during my vacations.

I expect quite a bit of commercial development along 44 and 466a that all villagers- and especially current and future Southside Villagers- will enjoy. There is a Sweetbay future site sign on 44. TOTV recently discussed the planned 157 acre mixed use project adjacent to Tamarind Grove. Similar projects cannot be far behind. There has been some discussion on TOTV about a new turnpike exit at CR 468, with a possibility of an outlet-type mall.

The demand of Southside Villagers and of residents in surrounding areas of west Leesburg, Wildwood, and other Sumter County residents will present business opportunities too great to ignore.

I'd buy you some chocolate there with or without a bet, but I'm not a Peachwave fan and have never been there. My wife did buy me some a while ago, but I didn't care for it! Spoiled by what I used to get back north! As for not recognizing the "entire area?" I hope not! I live near 466A and would be devistated if I couldn't find/recognize my house!
