New vs preowned
We are coming down for a visit next weekend. We think we will be purchasing a preowned home in Poinciana but also going to tour new designer homes. After reading the boards endlessly it seems like a preowned home may be a mistake. Not that people are unfriendly, but its already an established neighborhood and may be ratty clicky. Any thoughts?
Thanks! Can't wait to get there |

I think that you must love the house and love the price. Your golf cart will take you out and about to every other place. When you buy a resale consider the unpaid part of the bond into the price. When you buy a new house consider the bond into the price. You may be lucky and move near folks who are completely compatible to you and you may not and a lot of THAT depends on you. Now there is a new phrase to me, ratty clicky? and to me too! Sweetie says I could make friends with a doorknob. He's got that right! Ratty clicky - are you still in high school? |
the "ratty/clicky" and othe negative comments are just ONE person's experience. I know in our neighborhood we all as a village go out of our way to be sure that new neighbors are welcomed and made aware of all that is actively available.
Of course there are established bridge clubs and foorsomes, etc, etc.....but one does get worked in. I would not pass up the opportunity of getting the home you always wanted to retire in because ONE person had a bad experience. How about doing something unique? Go with the fact that 90% odds you will see no difference in the neighbor reactions to new people in a resale or new situation. I know you would not buy a one or two percent chance ticket so why would you accept those odds on a home purchase. You will not be disappointed. btk |
I think both pre-owned and new have their benefits. The newer neighborhoods will have more activities when they first start out. Meet your neighbors type events. The more established neighborhoods will probably not have as many but many well established neighborhoods still have quite a few activities. Our neighborhood in Hadley is about 5 years old and we still have a monthly get-together which includes golf and driveway parties. One way to meet people in a pre-owned would be to throw your own drive way get-together. Try a margaritas and hot dog party. I put on one of those and almost every neighbor (25 houses) showed up. We went through 8 pitchers of margaritas! There are many very nice resale homes out there so I wouldn't limit myself to new only. You do have to put yourself out there in either instance. If you are one to hide in the house it will make it tougher to meet people.

The point above about not hiding in the house is well put because people are different. On our LSV, we pulled into our rental and were unloading the car when a resident walked over and asked if I play golf and invited me to join their neighborhood group. When we bought our house and moved in, a neighbor came over with a prepared dinner for us since everything was in boxes. Having experienced that, we made it a point to try to greet and meet every new neighbor. It was difficult for me since I am reserved by nature, but I've made more friends here in seven years than I did in 30 years in my prior home.
Buy the home you want and engage your neighbors. You will not be disappointed. |
I have a villa there in Duval. haven't been able to move up full time and just go up to check on it...until my house sells. Last time I was there my neighbor offered to check my house weekly so I didn't have to worry about it. Another neighbor invited me to get togethers they have once I get there.....I'm looking forward to meeting the other neighbors

OMG, I'm SO SORRY! I didn't proof read. My iPad gets a mind of its own. I didn't put ratty in there. Please accept my apology. Not a good start for me. |

No worries Whit53 - it is already forgotten. Buy the home you love in a neighborhood you love. We purchased in a 5 year old neighborhood and experienced what many have already said - neighbors more than happy to welcome you to their activities. And as a bonus another new couple moved in a few doors down and we are becoming best friends.

actually I think we should make #rattyclicky a trending topic on Twitter,
just kidding, I switch back to a computer, IPad gets too out of hand sometimes good luck with your search I'll be there shortly doing the same thing |
If property insurance is important to you, find out what is available for both types of homes, new or pre-owned. You can probably do some research before you even arrive in TV by making some phone calls.

Keep your search across 466A into the new sections. Our friends just purchased a new home and their neighbors were coming out of their homes to introduce themselves to you and we were just visiting!! Take advise from residents who have been here for over 6 years! Mallory Voice welcomes you to The Villages! |
