We did travel down to see it. We went many times to listen for highway noise. The only time we heard any was when there was strong wing in direction of lot. That happened only twice in about 20 visits. I think it will be even better after all the houses on that block are built. Now we are trying to decide between the laurel oak and the zinnia (stretched). Any input would be appreciated.

Unfortunately, we will be losing $10,000, not $2500. I agree with your logic but from what I have investigated, the only area upcoming, without highways too close, and with view lots, will be in Richmond, but that will not be opening for another 6 months to a year. By that time, I will have already lost the money. I would hate to waste so much money renting for a year.

Re: Richmond and St. Johns
Both new areas will soon see construction of new homes, but are still quite close to the Turnpike for most of the building sites. The area of Richmond near the new rec center between the Water Lily bridge and Brownwood/44 is about a mile away from the Turnpike. Originally, there was a plan to build apartments, but looks now to be future home sites. We are 1 mile from Turnpike in Marsh Bend, near Edna's. Turnpike noise is mostly like white noise, and not bothersome. Wind and temperature sometimes makes it louder, and at times not heard at all. Good luck with your search. |
We live in Hawkins -- closer to Warm Springs Road -- about 1/4 mile form the turnpike. Some evenings you can hear Warm Springs traffic and nothing from the Turnpike. Other nights, it sounds like the truckers from the turnpike are on your lawn. It is amazing how the weather/wind/clouds affect the noise in the neighborhoods along the turnpike.
When we see the development for the newer sections of Hawkins along the turnpike, Casson Hammock, and Citrus Grove, we wonder if folks are ready for the noise. Some people are ready -- they moved from big cities and noisy suburbs. I don't have any answers. Just know that 1 or 2 visits to your lot may not be even to fully appreciate the experience across all hours and seasons. |
Moving to Citrus Grove
For what it worth, my wife and I purchased a lot back in early March in CG and have zero regrets. We look forward to being near Azel and Sawgrass. We are three blocks from the dog park in Homestead. One block from the CG pool and post office and 2 blocks from Sawgrass. We like it that way. But then we have been living around peace and quiet for years.

This thread with the worries about not being happy with your location makes us happy we bought in an established village and knew what we were getting.

Some well placed trees and landscaping will take the focus off most of it. In reality, this is a no brainer trade-off for all the great things they are planning for that area. |

As for traffic noise, we were put up in the Marsh Bend area for design appointment and we find the traffic noise here exponentially louder than Citrus Grove.

Beautiful lots and homes
Wow, the lots and homes that just went up for sale along the golf course are breathtaking. There seem to be a bunch of naysayers on this blog who would rather not take a look or who have some kind of a preconceived idea? It’s OK, but why be so negative about it? Welcome all!

Our house 2 hours south of The Villages backs up to a fairly busy two lane road with only a greenspace in between and we get a lot of noise especially from trucks. We hoped the 100 yards or so of trees and underbrush would make a difference but it honestly doesn't. After 2 years we still hear the noise but we're used to it, but very much look forward to our house in Bradford which is far enough from Morse not to hear traffic on it and only in the dead of night have we ever heard anything from a distant turnpike. People who've lived in similar settings aren't going to care, but if you're coming from a rural or suburban area the noise from the turnpike is going to take some getting used to.

We lived 15+ years 1/2 mile away from 1-95(5 lanes vs 2 on the turnpike) in Palm Beach County. Lived west of the road, but road did have a concrete wall barrier. Only heard road noise when wind coming from east.
Do not know if builder offers to install impact resistant windows. They were extremely good at cutting down outside noise and are much better quality than the builder grade windows most contractors use. They might also qualify to lower your Homeowner insurance premium. |
