I have an iPhone question since this post has evolved to Wi-Fi phone use. I’m going to Europe soon and have Xfinity. Do I need to pay them the ten bucks a day foreign use fee or is the Wi-Fi connection the same as here? I’m one of those computer illegitimate people.

Metal roofs have been used in Florida for over 100 years. They are actually faster to install than shingles and last for 40 to 50 years and longer. The main reason they are not used more is the higher cost, not allowed by HOA's, or personal preference.

Xfinity says that they use Verizon towers. When I had Verizon, they charged $10 per day for cellular usage overseas. We now have T Mobile and they charge nothing for overseas usage.

So, after replacing the roof, most likely because the insurance rate was going to be out of reach because their roof was half way through it's projected lifespan, the insurance rate went up anyway! That's it! Florida is off the retirment list! I'll come to visit and let the landlord pay the thieves at the insurance companies. It's a crying shame these insurance companies aren't put in their place and the scammer roofing contractors aren't held accountable for false claims which start the whole problem.

The only full metal roofs are in the historic area on trailers. Not allowed just overhangs in some areas.

We bought in '21. House had original roof '02 build. 1300 SF we use as a "Get away retreat". Never had problems with roof, but insurance was difficult. Had 4 companies quote over $15k but "there's damage and we will get insurance to cover it". Called Scott Smith roofing (352) 867-0044, he said "your roof is fine, just old" and charged us a third less than the scammers. Done in a day. Insured and passed inspection. I prefer honest people.

90% roof in villages has been replaced in last 3 to 5 years. If you’re looking house and it don’t have less than 10 year roof I be deducting offer for cost of new roof. Inspectors and agents should have mentioned roof condition.

Lots of developers buildings has metal roofs and condo around SS have multiple styles roof on same complex with different colored mixed in. Villages don’t want metal roofs due to never have to replace them in our life times. Another way to suck money IMO, then add insurance scams. Who looks up at roof anyway shouldn’t matter? I can see controlling colors, but material should ‘t be relevant IMO.

I am not a roof expert. This is a list of items that I found to be important for my situation and to know what each supplier was going to provide. I am sure it is not exhaustive.

1) Wind rating - what rating am I getting?
2) Manufacturers warranty description
3) Installation warranty description
4) Detailed Quotation
a) detailed cost breakdown - including brand, description, quantity, cost of all items purchased (helpful to compare quotes)
b) list of all items that will be reused or left in place on the project (like flashing, counter flashing, vents, boots, gutters, drip edges)
c) confirmation that they will meet all Florida and local building codes
d) confirmation that they will follow manufacturers requirements for installation
e) Will they renail the plywood decking after roof tear off? (Some contractors told me this is not necessary, some told me it was necessary as it can become loose after roof tear off, and 2 contractors told me this was a code requirement)
f) Price per sheet to replace any plywood decking in the event some portion is found to be bad after roof tear off
g) list of all subcontractors to be used on the job. Who will supervise the subcontractors? Does the warranty cover the subcontractors work?
h) Will a project manager be on site at all times? Does that person speak English?
i) No alterations to the scope of the contract allowed without the writen homeowners consent. No material substitutions allowed.
j) A list of items/expectations that the homeowner must do prior to work prior to job commencement
k) Expectations of access, attic, restroom, water, electric.
l) Do they lay tarp down around the entire home before commencement? How do they protect plants, bushes etc?
m) When is the material delivered? (some contractors want to deliver the shingles and stack on your roof up to a week before commencement)
n) How do they protect the driveway from stains, oil leaks, or cracking the concrete due to the heavy delivery trucks? You want a tarp down underneath the dumpster. You want wood planks inder the dumpster wheels. I was told by the company that pours the concrete driveways in the villages that you do not want delivery trucks with outriggers (as the outriggers are often placed on the edge of the driveway and then the concrete fails under load). The company that delivered my shingles (about 7,000 pounds) used a conyeyor truck and layed out plywood sheeting on the driveway to provide some protection.
o) When can I expect the job to be completed?
p) What are the payment terms? Do they accept credit card (I get 2% back on all credit card purchases)

I would also recommend you discuss gutter replacement with your roofing quotes. I understand that most do not reinstall gutters with the new roof.

I used Sack Roofing 352-430-2773 and I was very satisfied. They were much cheaper than big name roofing companies. I have no financial involvement/interest with them. They also installed 2 extra attic vents to help get the heat out of the attic.

Most important element for me was that the roofing contractor use latest technology architectural shingles with granules that reflect the sun to keep areas cooler to reduce energy costs

Only the Roof Guys had shingles with that technology. Atlas Pinnacle shingles

From the 6 estimates they were in the higher group and did an amazing job Great great operation and people to work with Also got a very reduced cost solar attic fan

Also u should get a wind mitigation inspection which roof guys does to reduce insurance costs
