We had our roof (on our home in MD) replaced 3 years ago. The gutters were never removed, nor were they damaged...

So your saying that 4 companies told you the roof had damage and gave you a quote but said they would bill insurance , but another company told you you had no damage so you decided to pay that company for your new roof instead of taking the word of 4 other companies. Hmmmmm VERY INTERESTING

APC did our 2100 sq foot home 3 years ago at $18000. Now a neighbor around the corner had theirs done by APEX for $24000. same roof size. Extra costs were to cover the lawyer fees as APEX was suing the insurance company.

Only the Roof Guys had shingles with that technology. Atlas Pinnacle shingles

From the 6 estimates they were in the higher group and did an amazing job Great great operation and people to work with Also got a very reduced cost solar attic fan

Also u should get a wind mitigation inspection which roof guys does to reduce insurance costs

Tim McGinnus was great.
Easy to work with and his price was well below other estimates. He had a huge crew that started at 6 am. (Don't expect to sleep after 6. It gets loud!) The roof was completed on one day and looks great. Really good cleanup after the job.

Default Reduced attic heat and energy costs
Another way to reduce heat in attic and energy costs is to install new technology roof shingles that have reflective granules to reflect suns heat and reduce energy costs

By replaced my roof with Atlas Pinnacle Sun roof shingles several months ago. Roof guys only ones who installed new technology shingles

I have seen reduced energy costs

Would be great if we could install white reflective roof shingles but we have to stick with the required colors

Ditto, I also find that true. We travel a good bit out of the country, so became aware of the feature (Samsung phones), but agree most people just look puzzled when you mention it..probably the age factor here in a senior community ! ?

Yes, seems on this "social site" the focus wanders often, I too am "guilty". SO nice of you to actually give the poster an answer to their question ! I would also confirm that getting a new roof SIGNIFICANTLY RAISED my relatives insurance premium (they have a 3BR, designer, in Santo Domingo, roofed lanai, no golf-cart garage, standard 2 car. Also friends in a ranch in Tall Trees had the same experience, put on new roof and received a real shock when their premiums were raised 27% due to the new roof ! ! ?? So it would be wise to take into consideration the price of the roof, plus effect on insurance premium due to increased property valuation, also, effect on annual property taxes, again, due to increased valuation. Many friends and neighbors through the years were also not prepared for the on going property tax increase when enclosing a lanai, and other improvements that increase value.

You're right. Not much help. Unfortunately have not had roof replaced on our NON stretched 3br designer, 2 car garage. But had dinner with real estate agent two weeks ago who said can run $13K all the way to $23K for a shingle roof, and depends on the TECHNIQUES used, kind of nail strips used (MANY differences in number of nails per foot), how the various "peaks & valleys" are done and finished (again, a LOT of short cuts to doing these areas) so definitely important to KNOW the right questions to ask, and make sure it is spelled out CLEARLY in the "contract" ! !

Yes, the person probably did prefer to "skip" the four companies that offered to "take care of everything with the home owner's insurance concerning the so called damage to the roof". That's regular scam in this area. You actually pay for the "service" when the roofing company sues your insurance company, and the insurance company simply complies as it's less costly than a long court battle. If you missed it, someone on here might remember the extensive article in the paper that explained how this works... it's imaginably legal of course, but wildly popular because people only hear the "free roof" part. If someone on here can't find the original article to post, our agent at the villages insurance (a broker agency) explained how it works. "Free" always means someone is going to pay, everyone (I think) understand that.

You need to check with the TV ARC department as you may not get approved to put on a metal roof.
