Perhaps he is right. For the last 10 years the area has grown by a little more than 3,000 homes per year for all of Sumter County. Maybe that will increase to 5,000 homes per year in the Villages alone.

But either way, 15,000 homes or 25,000 homes, that ought to be enough to entice business to invest in the area south of 44.

Our first year 2007 was in Carolina, then Pennacamp, Fernandina, Duval, then south of 44. Slower pace very little retail which makes us happy. After all my groceries have come to my front door since 2018, haven’t the need for brick and mortar for 15 years. If we want a Great restaurant, 4 minutes to the turnpike, north or south great food experience awaits. My hope is all big box stays north for a very long time.

Notice that it isn’t on The Villages property!

Not on the Villages property as of last Thursday when the Villages sold the property to Costco (according to the article). Seems like a true statement with a big asterisk.

It's right next to Hobby Lobby. Well within The Villages footprint and is golf cart accessible.

One of the biggest reasons we did buy near 466A.

Our TV realtor told us when we came for a lifestyle tour that TV developers plan to build a new development every ten years for the next 30 years.

<< Goldwing's last video >> Can you post a link for this, please? Thanks.

Take that with a great grain of salt. Many heard the Villages was done at 44 and would never develop south. Things change and the info from the salespeople seems to be a guess at best.

Take input from Villages Sales Reps (not realtors) with a grain of salt…

It's actually not just buying bulk stuff. Costco's bakery, meat department, and return policy are second to none. And their Kirkland generic brand is excellent, by far the best generic brand I have ever bought.

I had a membership at Sam's for a year and I let it lapse after the Costco in Claremont opened. For me, I'd rather drive 50 minutes and pay toll fees to shop at Costco than shop at sam's or BJ's.

How did you understand what “new development “ meant?

The average income in Ocala is far too low compared to the range where Costco opens new locations.

Gainesville already has a Sam's and barely the population to support both, not to mention that the population is very young being a college town, so probably won't happen very soon.

For context, places like Buffalo with 1.1 million metro population are more often the location for new Costco's recently. They just got their first one in the past year. Opening one in Ocala with low income and under 70k people doesn't make much sense.

Would love that! Any way to convince TJ to find a spot in The Villages? Have one near our place in Illinois and it’s always packed.
