What backstory, the Fenney development that was not going to be part of the Villages until the second developer backed out? Wildwood being reluctant to approve more Villages development and then changing their minds?

How does that change the point that what one hears from the sales agents quite often does not come to pass?

No "blame" for the developer doing what developers do.

We visited a COSTCO while up in MA. I was not impressed. Mostly the same things (and prices) as Sam's Club. Yes, you will be able to get to COSTCO by golf cart, but that's about it. I know people love it, and that's OK. We also went into a Buc-ees on the same trip for the first time. Not a place I would bother with again, but, like COSTCO, people love it.

Retal businesses want to be in a location that has high traffic flow. No smart businessman is going to build a retail facility on the outer edge of a town on a dead end street that no one knows where it is. A lot of people going out for a meal might see the Costco store and decide to stop in to get a few items. If it was on that dead end street on the outer edge of town, they wouldn't think about taking the time to drive there. Visibility! If you aren't seen, you don't get as much business. The Costco in Clermont is located on a busy main street among a lot of other businesses.

Since it was such a frenzy some homes had 30 plus people per house on the list. That was before the computer lottery in use today. Most of the homes were PVs, and many chose to not buy, end of 2007 early 2008. Plus homes were $20,000 higher than those who waited for the same house 6-8 months later.
By the end of 08, houses were in abundance and discounted homes were everywhere. So nope didn’t really work as well as thought.

In '08, the real estate market tanked nation wide, not just in TV...

I know! It's an enigma, wrapped in a conundrum...

I don’t understand either. Someone who spent less than 5 minutes? Thanks to the perfectly spaced out buccee’s we can leave TV, get our gas and snacks all the way to our northern home. Win win

There is no large business that gives their sales people information before the right time. They didn't share with the construction teams either. In most cases until the sales agents are given the new strategy they will continue to use the tools they have...and which will be perceived as sharing information that does not come to pass.
Wildwood was fearful that approving Villages expansion would change their political makeup and no longer have locals run for and occupy offices. They weighed that possibility against the increased revenue.....the revenue finally won though they are now trying to play catch up and non locals are running for office....so far not successfully but that will change.

Since the sales agents work for the Developer the posters are blaming the Developer. And I agree, Developers do what Developers do, ours just does it better than most.

Hard to tap your toe in a Buc-ee's restroom, the walls go down to the floor.
