Tunnels

Since the development of areas adjacent to Highway 44 on the north side, there have been multiple serious traffic accidents at all Village streets intersecting 44 (Morse Blvd, Buena Vista, and Powell Rd). These have all involved vehicles attempting either to cross or turn onto this Highway which has a speed limit of 55 mph. And this is despite the fact that there are traffic lights at all 3 intersections. Add golf carts to the mix and who knows what the carnage will be.
I seriously doubt that the developers will be able to acquire permits to tunnel under this Highway or to build a bridge over it.
Greed at work!!!

A while back it was in the Daily Sun that Morse already had acquired Four permits for Four Tunnels to go under 44. Stating that it took too much time and was very costly when he crossed over 441 years ago, so this time quick and under without disrupting traffic in the process.

Excellent point. Village sales agents are concentrating on new homes. Preowned is secondary. Those of us who own preowned homes and hoped to be able to realize a deceit profit will be lucky to make back what we paid for it if we owned less than 5 yrs, especially when you deduct all those sale fees. Great for the developer. Not so great for the home owner IMHO

Our friends just sold their home (whispering Pine) in just five days. They made a profit after just six years. Isn't this a great place to live or what?

Are they going to build more hospitals?

Right, it is my understanding that when the Morse's wanted permission to build south of 466 they had to sign an agreement with Sumter County that they would never build south of 44. That was torn up a few years ago, probably because of the economic impact. Sumter County was, at one time, one of the poorest counties in all of Florida.

Interesting article from 2004 about politics and power changes to affect Villages building plans. -> ONE SUMTER ONE HOT ISSUE - News - Ocala.com - Ocala, FL

There were 92 foursome tee times before noon and I quit counting............
Looks like it will be awhile before a lottery system is needed.

What about executive courses from January through March? On the morning after the requests turn to reservations there may be a handful of times for a foursome as the sun comes up (better wear your long johns and parka) and a few at the very end of the day (better bring a flashlight). Within a day, even these least desirable slots are taken. There is no way that the executive courses are keeping up with the population growth.

Not a question for the The Villages....building Hospitals would be the responsibility of the current owners of Lessburg and The Villages Hospital (Central Florida Health) or any other Health Care System that would choose to build here. As I understand it no hospital can be built or expanded without State Approval and that approval takes a lot of time and is restrictive since public money may be involved.

Was it a profit after the 6% reality fees + closing costs + upgrades (like landscaping) ?

Hangers have been built and are being built in Urbana, Ohio that are affordable. If we can do it in a community of 11,000 then the Villages should be able to make it happen!

All new hospitals have to be approved by the state, based on long study, population, and needs in the area. They also look at current hospitals in the area, what class the ER is how many beds are available, how many of the beds are filled, and do patients have to be transferred because of lack of service not available.

Yes, they made a few dollars after all expenses. They didn't get rich but they didn't get hit with a loss either. The house was in excellent condition, showed well and nicely landscaped. Sold through The Villages sales office.
