For what its worth my Villages sales agent said the absolute last Eastport area homes will be the ones closest to Eastport.

They are building North of Eastport now at Well Point. The Western edge of Well Point could be in shouting distance of the Coleman exercise yards (I noticed on Google Maps since I am looking there). I’d rather hear the Buffalos..

TV is HUGE so you dont have to buy near anything you dislike—except other Villagers no matter where you buy.

Who would choose million dollar home based on one counter top vs another one when both will last longer than we will be here. And how will those lowly Corian owners explain their choice at the pearly gates?🙄

It’s funny. Most that fear monger on this facility have no idea how secure the area around it actually is. It is a BOP facility and its classification is ‘high security’....making the areas around it probably safer than most of TV developments. But like most people that complain about moving next to generational entities like...a prison, a college or a pro sports complex, they’re gonna keep on keepin’ on! Classic NIMBY mentality!

The primary reason for many newer home sales in the South is real estate speculation. They hope to cash in after the new home appreciation has happened but before the home & neighborhood has aged enough to demand a lot of maintenance & the bloom is off the rose. Rental properties are not nearly as attractive at higher interest rates & newly constructed homes will receive their property tax assessments.

Whitey died in 2018 so those signatures may be forgeries.

We all know you choose where to live, and no matter how wrong one thinks others have made bad decisions. It’s still just an opinion.

Hundreds of homes are built, sold, and enjoyed everyday, south of 44. Even after some chose to try to let you know they think you have made the biggest financial mistake ever.

We live four street from the turnpike, and this and every morning, I sit on our lanai, overlooking the pool, listening and watching pair of woodpeckers in the tree. While 3 families of birds (cardinals, tiny sparrows, and one undetermined nest) singing their hearts out. I can slightly hear the rooster crowing incorrectly before dawn. Watch birds of prey flying over always watching.
At times sitting before dawn I can watch the bobcat walk along the fence, looking for breakfast.

Of all of our homes in TV, and there have been a few, I have never had the quiet and peaceful days that I have now, living four streets over from the turnpike.

The prison poses some unique questions. Do they use a loud speaker/alarms? What are the flood lights like at night? How much traffic is generated by deliveries, visitors, service providers employees, and prisoner transports? In the event of an escape, how would you be notified? Besides inmates, what else is at the facility? Escaped inmates do occur—even from very secure federal prisons but most federal inmates committed non-violent white-collar crimes.

So the last Eastport homes will be the ones closest to Eastport. Hmmm how does that work?

Theirs is self contained, inaccessible from TV property. I invite you to contact BOP or schedule a meeting with officials at Coleman. I think the statistics and concerns will be greatly overrated. My one visit....at least from the TV side is that of a wooded buffer...a significant one. The ‘lights’ are as inconsequential as the ones will be at TV Charter football complex....the ‘speakers’, like those of a HS sporting event, are limited in activity. All of which brings me back to my other posts.....both were there before you, so do your due diligence....don’t buy or if you did...move!

That sounds more like living near a Walmart that a prison :-)

Many investors are buying in the Eastport area. A large percentage are Villagers. This is creating two different housing markets. Owners with views are trying to push the value over the one million mark. While buyers of the remaining homes are pushing the prices down. Very few want to pay $500,000 for a kissing lanai, a home that needs work, or a home in a bad location. A year ago, Lake Denham and Dabney construction was complete. Nearly 100 of those new homes are sitting empty. Inventory on MLS and VLS is increasing.

It will not surprise me if the Developer is forced to reduce the price of homes in Moultrie Creek. If you are looking for a $500,000 home, waiting may save you 10%- a hefty $50,000. For obvious reasons, it is best to buy LOW in a new neighborhood than High.

But, if you absolutely need a home with a view, good luck! You will have to contend with the lottery and pay full premium price. If your plan is for investment, keep this in mind. The amount of higher-priced homes listed for sale is increasing every day. Competition is fierce. In previous years, there were a few on the market. Now, hundreds.

If someone escapes I think you would be notified by all the lights of the prison going on as well as lots of sirens

Coleman was opened over 20 years ago. That means not only do their employees, staff and visiting family members....live, shop, dine, play, stay in hotels etc. ....in many of the same establishments as Villagers....doing so contributes to the local economy in ways most (continue) to be oblivious to. For those ‘siting’ in that area...at least on its borders....you will enjoy a Federal law enforcement presence 24/365....and not even notice. No offense to CW, but I can almost guarantee that will not be one of their higher priority vehicular patrolling grounds
