Yes, it is true. The On Top of the World development in Ocala uses 100 year land leases. So you don't actually own the land that your house is built on.

OTOW is leasehold only in the original section where the row houses are. Candler if fee simple. The monthly fee is more in the leasehold section, but you get more. Everything outside is taken care of including lawn, bushes, pressure washing and painting every 7 years and new roof every 15 years unless needed sooner.

The developer in OTOW does not pay for the roof the owner of the home does. My late aunt and uncle owned a home there, she died, when he got sick then passed I handled sale of the home. Timing is everything even though the roof was rated as 25 year shingle life we got a letter saying the roof was 18 years old and needed replacement. Yes they hired the contractor to do the work, but the cost of the roof was on the back of my uncle’s estate.

A couple of years ago on a similar thread I posted about a home for sale on the Morse Compound, it was off 466 across from Bridgeport at Laurel Valley. It came with 10 acres and stables and had everything and they were asking $4 million. It sold for $2.6 million to the investment firm owner Fross. Here's what it looked like

There's another home for sale right now on the Morse Compound, this one is a little cheaper and smaller. This one comes with 6 acres plus you have the option of buying 4 more acres for $225K. They're asking $1.3 million, I don't see a pool on this one, where on the other the home wrapped around the pool. There's a link below

Very nice listing again, love the koi pond, there are parts to the home that are a little dated but then this listing was a while ago. The layout is so inviting. Even just the pictures make you feel pleasure. Not doing this type of thing right now but I used to take pictures of all my past homes and paint them on canvass as sort of an autobiography.

Doesn’t look like $1.3m to me. As I retire, the smaller the better, less is more for us. Note, the original post showed a different house.

I think I know what house that is. If you play Longleaf you walk by it on one of the later holes. The lanai is awesome with the pool, spa and kitchen.

I assumed it was a custom build and the owners hadn't moved in yet. If it's a spec house, it's the most tricked out one I've seen.

The kitchen is gorgeous and all the built ins in the various rooms are great. The pool, spa and view are beautiful. Lots offered here, not in my price range but it will work for someone.

It only has a two car garage and not very roomy inside of it. The Ivy is also a 4 bedroom home and the original buyer had one of the bedrooms made into a master closet so it's now a 3 bedroom home with a 2 car garage. I think for the most part it's a great looking home but on the wrong lot and needs another garage spot.

The biggest problem is the two car garage. If you have 2 cars and a golf cart, you will always be shuffling cars. The other problem is that the two houses on either side each cost about half of the asking price for this house and they both have golf cart garages. And, who needs a full bathroom suite in the pool area?

The 2 car garage would not be an issue. I love thepool, outdorr kitchen, view and the closet is killer. What I dislike is so much grey. I find the house gloomy.

Totally beautiful home, however, the choice of tile in the Lani/Swimming pool area looks like an accident waiting to happen as in " Slippery ".

The price tag? It is The Villages and it will sell.:)
