Bet the real estate taxes are fairly low--lots of money spent on the interior--lot & square footage are what counts--don't believe appraisers go inside

Yes Sir. Over here it's way less for the year than it was for a month in Jersey. Every since you mention Rods in Convent Station I've been going down The restaurant Memory Lane. Imagine living here and not raising kids and having all that extra money to go out to eat. Whoa!:a040:

No wonder folk do leave the villages s they can no longer manage, and some of us are struggling to pay the inflated prices that these "mega bucks" owners cause to all the services required to keep any home running.. Dont build a bridge between us and them build a moat

Are you really sorry you bought in The Villages?

The only thing TV is missing is above mediocre restaurants and the one that are above mediocre are IMHO ripoff's for what they offer

Nucky knows the neighborhood we lived in-he was from Florham Park ( I think that is from our meeting in Comcast store) I lived in Chatham 74-88 & Chester TWp

88-95--drop dead beautiful but you could not want to retire in NJ----I was the Morris County co-ordinator for the tax revolt in 92 when we fire Jim Florio

Banking more $$ /month than we could ever spend--wish there were restaurants that I would want to go to--remember Sammy's Ye Old Cider House, The Lamp Lighter, The Publick House, Black Forest Inn, Arthur's--that was great dining & Arminio's

I have seen the house referred to by the OP and listed for $949K. It is a very nice house. I usually don't have a problem with the pricing of new houses by The Villages. But, this house is priced at two times the cost of the house next door to it, and both have very similar views. Also, if you have two cars and a golf cart, you will not be able to park them in the two car garage. All other houses on the street have a two car garage and a golf cart garage. So, I think this house is overpriced, but, I guess someone will buy it.

I imagine it will be a few shells less than a Rock. (Million)

Nucky, you are awesome. I laughed through your whole post. Beer Muscle Keyboard bravery is right! Especially with the user names we use.

BTW- it is not a rock, it is "The Full Bean" that is what my old boss used to call it when we got a $1MM cost reduction - we got the Full Bean (I think this was based on the accountants being Bean Counters).

Normally houses are priced by the neighborhood-designers with designers, premiers with premiers--got a designer loaded with lots of fluff price like a premier-its still a designer- we live in a designer -the size fits our life style--- no kids and no visitors

If a person has a bigger garage or kitchen than the one you have, what makes you think that they won't use those areas to do all of the same things you do in yours????

If a person has a swimming pool, and she/he can afford a swimming pool, perhaps she/he isn't traveling like other people do, or dining in expensive restaurants or driving lovely cars?

How does the fact that people live in, drive, eat, swim in things they can afford cause anyone to move or make anything more expensive???

If people are struggling to pay the bills here, perhaps they can sell their home, make money on it and move to an area that does not charge the $150 a month amenity fees????

It is not a shame to have something you can afford and that you worked hard for. Most people here didn't harm others or steal anything to own their lovely homes, big or small.

Well said. We are very happy with what we have here - our house, our friends, our activities. The size of our house is irrelevant for the last two which are the ones that occupy most of our waking hours. Anyone up for some dancing tonight?

Quartz does not need any maintenance.

You can easily get 2 cars and a golf cart in an Ivy with a stretched garage as this one is. I have the same stretch and on the 2-car side I have 8 feet left in front of my Buick Enclave which is a rather large SUV, I had my golf cart in front of it today as I'm re-doing the golf cart side with different shelves, etc. That house is also over 2,800 sq. feet extremely large for a designer which I'm sure is much larger than the two homes next to it as I've never seen two Ivy's beside each other. You're right, someone will buy it and until they start building premiers they'll build more of these 10's. One good thing is that it has a lower bond than a premier which would have a much larger lot but I doubt that a buyer will be concerned about the bond.

What's been so interesting to me for the past 9 years that we have lived here ....Watching the prices escalate to near, or greater than, what homes up north with both attics, basements and a decent sized piece of property cost!

Did you look at the pictures. The inside is beautiful.

As I said, I looked at the house. It may be possible to fit a golf cart in front of a small car, but it would be a tight fit. And, obviously, you would have to move the car out of the way to get the cart out. Not a good situation, especially for million dollar house.
