Not 70 and 80 yr olds. I have younger members in my family living in Middleton. Some of the homeowners in Middleton regret buying homes near the schools The traffic makes it difficult to get to their job on time and the noise gets the young children geared up making it difficult to get them to bed. Plus quite a few more interruptions in their schedules that they did not see coming when they bought their homes.

If some of the new homes in Eastport are close to the schools, I was informing the would be buyers to be cautious. They may find living in that area comes with a few unexpected difficulties. A buyer can easily wait until another section of Eastport becomes available if noise and traffic are a concern.

No 70/80 yo down there...

The traffic issues are backups due to construction traffic, people trying to get to work and take kids to school. It lasts close to two hours in the mornings.

School busses would help.

I believe the OP is describing the beginnings of the Village of Moultrie Creek, which I was told had always been intended to be the first new Village to be built south of the turnpike. The strategy appears to be to build from the bottom up in that section of TV-although the undergrounds are looking pretty advanced in the northern section of Well Point-so maybe they'll start north and south and meet in Eastport (taking some liberties with directions here, so as not to confuse). Whether they are model homes or not is speculative I think-there are certainly designer neighborhoods being built without it being a 'lot choice' first-lots of already built designer homes for sale right now (I just bought one in Lake Denham). The strategy seems to be to mix some lot choice neighborhoods with some prebuilt no-choice designer neighborhoods.
I'm finding it unlikely that there will be a new set of 'model' homes down by the High School/Shallow Creek when the existing model homes in Newell (on Meredith Terrace etc.) are still perfectly viable. I don't have any inside information-just a lot of questions asked and answered during my home search (2nd home in TV for me).

So same traffic issues that the old HS location, but is there the daily accident at drop off and pick up, like the old HS. Almost comical on how many days in a row someone hit another car. The Villages that surrounded the old HS, had same noise, lights, bands, and ugly traffic, yet complaining was rare. Guess the younger crowd, has better hearing.

But if you listen closely, one can still hear residents loudly complaining that the HS pool isn’t ready yet, and those kids are still using our pool time.

It's not quite the same in Middleton as the old HS. There are 3 schools in close proximity and the traffic gets backed up on the neighborhood streets. Some residents have trouble getting out of their driveways. Once on the street, everyone is moving in the same direction and those going to work must take the same exit to leave Middleton. Like one poster stated, it takes 2- 3hours in the morning. (depending on the location of employment.)

The schools are located in the neighborhood. The noise is not from a distance like the old high school.

Yes Moultrie Creek is what is listed on the maps and the unit numbering suggests they will build first down by the school and work north and at the same time just south of Monarch Grove and working south. The Newell models are getting stale and as selection options change they need to refresh what they are showing folks. Additionally, they will want the models near where they are building and showing specs to make it convenient for potential buyers.

As for locating near Middleton, I think folks are missing that most folks will be coming in from Sawgrass initially and likely folks would come down Bexley Trail to Landstone or Marsh Bend to Bexley / Landstone. On this drive they would see the new neighborhoods and Shallow Creek Country Club which would be a draw. No one is looking at homes during school drop off in the morning so traffic is a matter of timing. Living might be different, but model home viewing is a different experience. Certainly a sales center will be opened in Eastport, and possibly another design center as they try to keep the new development convenient for folks.

This is just speculation on my part and I’m not advocating for the location. That said, TV has been doing this awhile and they certainly know what they are doing so my logic is they have thought this through and have a plan.

You can live on the first floor and use the top floor for crafts, storage, gaming, home office space with room for equipment, what ever your heart desires. Really nice! But, I was told they are not building 2-story homes in the Vilages.

Have always heard in Florida very expensive to provide hvac to second floor

My son lives in Clermont. He owns a two story home and his electric bills are not much higher than mine. (Even with 3 children)

Like our home up north, we have a ac/furnace for each floor. You will notice on the new 2 stories here, some have more than one ac unit, one up, one down.
