Steve, your thesis by installment in the Bond threads is brilliant. Cabo has taken the liberty of adding a third class to his categories of posters on this vexing topic. To the existing Optimist, Pessimist classifications, I have added Articulate Pragmatist. You are the inspiration for this extension.
Your tempered, intelligent, even handed, consistent cool under fire presentations deserve a category of their own. :eclipsee_gold_cup: Thank you for bringing reason and logic to the unsettling disinformation that permeates the thread. BTW ...I'm still working on a possible fourth classification for the reliable old sage of TOTV....Muncle. |
I would hope the realtors would disclose any and all issues. This whole thing has me doing some second thinking.

We are all Villagers
I think that it is important to keep one thing in mind: We are all Villagers-- neighbors. I think that we all like living in The Villages and want The Villages lifestyle to continue. I am a little disappointed in the sharp edge to some of the comments being posted here.

I love to read what you all have to say. What an enlightening bunch of folks.
I particularly enjoy reading anything Muncle, Bogie Shooter and SteveZ have to say. When I grow up I hope to be as articulate! They have changed my mind on issues on several occasions. Thank you all for you considered posts on this subject. This whole issue is a worry and what a shame if it keeps people from moving here and enjoying this soul satisfying lifestyle and wonderful experiences in a place so unlike any other I have seen!! We won't have a second chance at this part of our lives. |

I am happy to be awarded pragmatist status and to be grouped with Steve Z.
A couple of points: (like Cabo I keep trying to stay away, but I can't seem to find the willpower). No can predict the outcome of this. There are big numbers involved - at least from our perspective - but for a large business they are far less significant. By way of illustration, I once worked for a water utility. I think I earned about $50,000 per year - and I still consider that to be a substantial amount of money. However, it took additional revenue or expenses of about this much to impact earnings per share by one penny. Please remember that no one can legislate good sense. Real estate sales people should keep their buyers informed - it is the right thing to do. But legislation will never catch up with greed. I would guess that many of you are big supporters of tort reform - as long as it is not in your backyards. We (with a lot of greed from hedge funds, banks etc) got ourselves into this current economic mess - mainly because so many never did due diligence and believed they could afford a $500,000 home on $50,000 per year. We choose to only watch the news that echos our own point of view - whether it's FOX or MSNBC. One point Muncle has made frequently is that, as Villagers and potential Villagers, we should be informed. I have no quarrel with those folks who are cautious and believe this will not play out well - they are entitled to their opinion. But, I do take issue with those who say they don't understand bonds, or the VCDD etc etc and THEN paint doom and gloom. As Ringo would say, "You have to pay your dues if you want to sing the blues..." |

What me worried?
I bought in TV a month ago fully knowing of this issue. While scary, I felt the risk was not too great when compared to the alternate of not buying.
I do believe however, that the developer took advantage of the residents in these transactions. There is no reason to become an apologizer for the developer just because we love TV. I don't believe that the developer should have been paid for a future stream of income for a supposedly free amenity. These free amenities were not meant to generate income in perpetuity. The amenity fees should just be for paying the first cost of the amenities, current upkeep and future repairs. |

My view of the developer after viewing his progress since 1988 is this, Harold Schwartz and Gary Morse have accomplished what governments could not and continue to do so.
I have come close to buying in TV in the last 10 years several times. I have rented 4 times one time for 4 months. As far as I am concerned if I contracted with the developer to provide amenities for $135 and he did so his obligation would be fulfilled. How he then dispersed the money would not me my concern. If some of the money went to tax free bonds that’s OK I agree to $135. Now the IRS rears its ugly head, a new player, one not around when I signed my contract, the IRS does not like tax free. After reading the IRS reasons why, it is my opinion the IRS has an opinion opposite that of the developer and the IRS will win. I see this as an honest mistake made by the developer. What concerns me is this, how is this wrong made right. I do not see any penalties imposed. I think the VCCDD sold the tax free bonds. I think the VCCDD will have to purchase the bonds back. Where will they get the money??? From issuing new taxable bonds?? From swapping a new high interest bond for a no tax low interest bond? Will the VCCDD come back to the homeowner? Is Lake County not part of this? If Lake County is in the clear, I could be your new neighbor before Michel Jackson is buried. :cool: |
