I'm a local, born and raised in Wildwood. I'm not sure if it's impressive or scary...

I blame Witchcraft...

I think that it has remained fairly constant, that mix. There are many, many more designers and cottages, and ranches and villas than premiers. Just what people want to buy.

There seems to be lots of blue dots...spec homes available for sale.

The villas are not selling slowly, the seem to sell out in a few weeks every time they release them. Last Thursday they released the Sweet Gum Villas and sold 12 within 24 hours, now a week later it is double that and most of these villa neighborhoods only have around 60 units. Sweetgum is still under construction and all of the other villas that have been completed are pretty much sold out except for those that are lacking something or on a bad lot. The first group of cottage homes sold out quickly also and the designers are selling pretty well with the exception of the streets running parallel to 468, those have walls and are going to be a little noisy, very well priced though but will be a tough sell to most buyers. The other sections seem to be selling very well, even the new southern section south of Fenny Way is selling now and most of the desirable view lots have been spoken for. It seems to be going very well down here and they just keep putting them up.

I started watching CYVs about 5 years ago when we decided that was our home of choice, since then, in every new area that opened up the first homes built were always CYVs and they have all sold quickly when they listed. When we purchased our villa 4 years ago they listed 12 the first evening and all were sold within 2 hours with waitlists for everyone sold in case someone got cold feet, we had 5 other people wanting ours, lucky for us our realtor was quick on the keyboard and got us the one we wanted. The big draws for CYVs are small/low maintenance yards, privacy, and pets (fenced in yards). For us we have 2 Golden Retrievers so a fenced yard was a must. We love ours and our neighborhood is very close and friendly. Wouldn't have anything else.

Not that many people buy rentals. If they did, the rental availability would go UP, it has gone down and rents are rising. Believe me, if anything there is a shortage of rentals for the high season.

Really getting sick of hearing this stupidity. It takes about 2-3 hours to build a Toyota Camry- is that poor quality? TV uses a production approach that is fast, not poor quality

That is my question too. Are the new homes the same quality?

They've been throwing them up this quickly for many years. Quality is in the eye of the beholder. Someone who sold a 2000 sq ft home in NJ for 700k has a different expectation from a 2000 sq ft home for 200k.
Quantity vs quality. $$$

I think there should be some recognition for a system of building homes at the rate 150 -400 homes per month (400 per month in the early 2000's).

One cannot compare the usual onesey twosey construction subdivisions (no matter the price).

TV has been doing it for 30 some years.....

They all meet the codes of the day and regions/area.

Its not uncommon for a uniformed civil service worker to have a pension in excess of $100K, the person who took over my position which I left in 1983--prior to going into my own business- his retirement from the city was $165K--city pension,SS, Local 3 pension & annuity & IBEW national pension. Today even a NYV sanitation worker can get a pension of $100K--I don't know if it still works--but when if left your pension was based on ONE high year.
