Today even a NYV sanitation worker can get a pension of $100K--I don't know if it still works--but when if left your pension was based on ONE high year.

Slightly off topic, but thanks for sharing THAT!
Though, some people that worked in that field might not share your self description as "uninformed civil service worker"...

I think there should be some recognition for a system of building homes at the rate 150 -400 homes per month (400 per month in the early 2000's).

One cannot compare the usual onesey twosey construction subdivisions (no matter the price).

TV has been doing it for 30 some years.....

They all meet the codes of the day and regions/area.

Agree...

I thought the point of retirement was downsizing. We went from a 3000 sq ft house up north to a 1700 sq ft villa and I love it.

Is it just me, or is anyone else impressed with the speed of the development down there? And they are already starting homes in De Soto!

The building is what runs the “economic engine” of Florida and what keeps the taxes low and the primary reason for NO state income tax. That said, retirees have been coming to The Villages from high tax states and this will increase with the limits on state tax deductions just passed by Congress and signed into law. States with no State Incomes Taxes will benefit and the expansion with continue into the unforeseen future. We will likely continue to be impressed with the speed of development. :welcome:

Not for NYC employees who were hired before 73-- I quit with a shade under 10 years--

With the fast build rate and low cost to build, is a two year out buyer better off buying now or waiting?

Not about build out, it’s about finding the house you want to live in and the area. We have bought 2 new and then settled on a preowned which may or may not be our forever home. It’s easy to sell and move on. No attachments to a home like you were younger where you raised kids, and had family. Even if you move away from friends here they are still only a golf cart away.

The move from our first house here was easy, movers came tagged the furniture packed the boxes, and in our next house in few hours, including our golf cart.

You might wish to reference Zillow for the projected growth of the area...and weight that against what your bank is paying in interest?

There are currently 32 properties showing availability for Feb/March 2018 on just one site villagershomes4rent so I wouldn't go so far to say there is a shortage. There is a lot of competition with more and more people renting homes here. If price, location etc are not competitive even high season is not a lock. I doubt all these homes will be rented at this late date.

This has been the same every year, until about the first week of February, then they are all gone. I get calls all year just asking even through I show rented on 2 homes. Every year the rents go up. Wish they would rent that well in the off season!
