Default Termite Inspection Guarantee

Finally decided to drop the ongoing termite warranty coverage. 19 years of no termites, no issues locally regarding termite infestation or damage. Supposedly not an issue at closings of sales. My decision. Not that I need the money but rather an opinion that it is really an ongoing scam against Villagers. Would be interesting to see costs incurred by providers verse income obtained.

lived in Florida for 20 years...never heard of a termite issue in any of the communities I've lived in...

Do you presently treat for termites?
Have you in the past?

If you ever seen a termite infested house, I think you would change your mind.

That's rather the point.

I filled in my elephant trap five years ago because I have never seen an elephant in The Villages, but if I did see an elephant-ravaged house I might dig it again. Until then...

We looked at 2 homes that hadn’t had termite applications over 5 years. First one didn’t have to bother to go inside, hundreds of termites were alive and active within the landscaping 2 feet from the house. Took a pic sent it to our inspector, replied find another house.

Other home had too many issues to bother with.

The only people who need to look into coverage are the people living in wood-frame homes. The block and tilt wall constructed homes only use wood in the trusses, and subterranean termites don't climb walls into attics.

Hard for them to eat concrete, plus I had life time spray protection on rafters which about as good as termite guarantee Worthless, never heard of termite guarantee paying off? Anybody? If had wood frame house I would be more concerned.

This is not true. Typically, subterranean termites don't eat structural wood. They eat door frames, window sills, drywall, and carpet. A concrete or block house is just as vulnerable to termite infestation as a wood frame house. I am not saying that you need termite protection in The Villages, but the type of construction has nothing to do with it.

And when it's time to sell the house you only need to pay for the inspection and hope they find nothing. Not sure how much you save by stopping the service but it's not a lot of money as I view it.

My termite contract costs $79 per year compared to $1,202 per year for homeowner's insurance. To me, it doesn't make sense to eliminate it, especially since it does cover any damage and retreatment caused by termites. Finding termites during a house sale inspection can easily kill the sale if you don't have a termite contract.
