This map will show you where the access (Point C) to the Turnpike should one day be. The route from The Villages will continue down Morse (Point A) at 466A once Morse is complete to Rt 44. (Point B) For now a detour via Buena Vista shows on the map since Morse between points A & B are not yet complete.

According to project plans, 225 acres would be used for residential and mixed use development. The remaining 98 acres is wetlands and 30 acres would be used for stormwater management.

The "plan" says residential and mixed use. Sure sounds like a few more homes to be built. Another square?

if you look at the district maps each is comprised of 1000 +/- acres. Unless they added to district 10 to include this parcel or added more land it would not be consistent with the current plan. Also, this is right next to the new square brownwood so it seems unlikely that another square would be built. It does not seem a parcel of this size would significantly impact the current residential plan very much. Of course, this is all speculation and my take on it is worth what you paid for it.

I, too, was just at the preview and told that once the current area is built out that was it. It wouldn't surprise me that people knew of this land then. I was told once never believe anything a salesman tells you and while I may not discount everything told to me, I try to have a hefty amount of skepticism. It's a great sales tactic...buy now or you'll be out of luck.

Don't be so sure - I was lied to and as a result would only deal with an MLS
REALTOR who has a specific code of ethics monitored by the state of Florida they must follow.

VLS sales agents are licensed by the state and monitored . MLS (REALTORS) is a private organization (trade group).

First of all, many people mistakenly use the terms Real Estate Agent and Realtor interchangeably when there is a difference as explained here. So in general, all Realtors are Real Estate Agents but all Real Estate Agents are not Realtors.

Secondly, the State of Florida does not have nor does it monitor a code of ethics for its Licensed Real Estate Agents. That task is handled by the National Association of Realtors for its members.

Thirdly, the MLS is a separate entity that provides an advertising portal for both Realtors and other real estate professionals for the properties they are offering for sale. Most important is that the MLS system provides a mechanism for splitting commissions when more than one agent/agency is involved in the sale of a property.

Finally, you have the unique situation in TV where the independently owned Properties of The Villages does not advertise their homes in the MLS system and does not split commissions with other real estate agents/agencies. So if you are a buyer looking at pre-owned homes in TV you should be working with an agent/rep from Properties of The Villages and one of the independent agents that use the MLS system. If they are also a Realtor, even better and better still if they are a TOTV sponsor.

There is no evidence that prices in TV will go up when all of TV is finally built out. To my knowledge, prices of resales have not gone up after complete build out in other retirement communities in Florida or Arizona. None of us have a crystal ball but its "good sales chatter" and cannot be proven for several years down the road. TV may be different and for sure there is no place like this place! However, the Developer's marketing program is outstanding bringing in buyer's from all over the country----but maybe not so much following build out? As I mentioned in an earlier post, this new land (just east of Brownwood) was most likely purchased to protect the substantial investment in Brownwood. I would not be surprised, when completed, that Brownwood and the commercial adjacent property costs is in the 500 million category.
