First of all, many people mistakenly use the terms Real Estate Agent and Realtor interchangeably when there is a difference as explained here. So in general, all Realtors are Real Estate Agents but all Real Estate Agents are not Realtors.
Secondly, the State of Florida does not have nor does it monitor a code of ethics for its Licensed Real Estate Agents. That task is handled by the National Association of Realtors for its members.
Thirdly, the MLS is a separate entity that provides an advertising portal for both Realtors and other real estate professionals for the properties they are offering for sale. Most important is that the MLS system provides a mechanism for splitting commissions when more than one agent/agency is involved in the sale of a property.
Finally, you have the unique situation in TV where the independently owned Properties of The Villages does not advertise their homes in the MLS system and does not split commissions with other real estate agents/agencies. So if you are a buyer looking at pre-owned homes in TV you should be working with an agent/rep from Properties of The Villages and one of the independent agents that use the MLS system. If they are also a Realtor, even better and better still if they are a TOTV sponsor.
