My understanding is that to purchase a home from the developer you must be a senior, to purchase a resale there is no age restriction.

The intent of the law is to prohibit children (18 and under) from living in a community where 80% or more of the homes are occupied (not necessarily owned) by someone 55 or older.

Anyone 19 or older can live in or purchase a home here. (Although when we purchased The Villages limited sales to couples having at least one 55 yr old presumably to help maintain the 80%.)

If we ever fall below the 80% threshold anyone can live here. Even teenagers 😱.

You definitely can have someone over 18 live with you. My neighbor has her son ‘49’ living with her and has for the past 10 years.

The Villages appears to monitor this with the ID card system so resales are included. When we moved we were both over 55 but our college age daughter was 18. Since this was her permanent address she has to get a gurse ID every 30 days she was home until she turned 19. Then she got a blue guest card that was good for several years.

A certain % can be under 55. Check with TV & they’ll tell you how it works. I knew someone that had a handicapped child that lived with them. TV will explain it better check with them.

We purchased a home here 10 years ago when I was 49 and my b/f was 58. Only one person has to be over the age of 55. You are free to invite anyone to move in with you. :)

The law does not state that we must allow 20% under age to live here. The law states that we cannot have over 20% under age and still be considered a retirement community. We could have NO one under 55 here. Many retirement communities right around us do not allow anyone under 55 to live there.
The developer has decided to allow the under age and felons to live here. I have never seen The Villages disclose the number or the ratio of under age 55 persons living here.
