CYV yes you can find them...
 
...after you click used, and home series, then you click, Keys, Cabana, Savanna or Bungalothese are types of CYV's. Yes, you may not be familiar with some of these names but they are not new types of CYV's...it refers to the exterior look of the CYV.

Also you can search by Village as one of the options.

Then it freezes and then freezes again. Then you backtrack and lose it all...then try again. It's too confusing and not worth the time.

sorry but I have not had the problem of the site freezing when I do these searches, not just now or previousl any time this week.

Don't know what is going on but have not had the problem with the freezing.

Gracie, the box for "Village" has been there from day one of the new changes. I check this site EVERY morning - I have checked it daily since 2007. The present format is NOT user friendly. And I am now checking the MLS sites much more often. The Developer has great marketing tools, unfortunately this recent change is NOT one of them. This is just my opinion, but as a future buyer, among sooo many others - it may be a good idea to rethink this one.

I thought you couldn't find The Village on the site.


The Morses were never as advanced in Information Technology as they were in most every other facet of their business, in my very humble and not techy opinion..

If one is only looking for resales in THE VILLAGES.......just go to TRULIA.COM
Type in THE VILLAGES FLORIDA TRULIA.........type in what you are looking for.
Single Family Home. Condo, etc.
Such as 4 bedrooms, 3 bathrooms, pool etc......price is in the drop down menu.
Click on your price range. If you just want 2 bedrooms, that is also in the drop down menu.
You will get all the homes in TV........

Trulia is what everyone up here uses..........

The Villages lists homes for sale that already have long been sold.

It's good for NEW spec homes.......but even they have false PHOTOS of models that are bigger than what is offered.

P.S. YOU WILL ALSO GET THE PROPERTY TAX INFO.......THE PRICE IT LAST SOLD FOR, ETC.

That part is simply not true Senior. The second someone makes an offer it is marked Pending and removed when sold. Thevillages.com keeps their site very up to date. You must be speaking of a site that is NOT thevillages.com

There are many sites that are named similarly.

You will know it is the right site if this song comes up immediately on the site. The Villages, The friendliest home town............

I do know what the actual Villages real estate site is and have been looking at it for several years......but thanks for the info nonetheless.

Several of the homes we were "watching" were kept on the site as FOR SALE........and never had the PENDING notification put on them.

I've seen the PENDING banners on the homes that have an offer.

I am familiar with THE VILLAGES real estate website.

Again, it is not always up to date. Just our personal experience.

Also, the new model homes and new homes (that are not models) but being offered for sale as spec homes.........all have the same exact exterior, interior, etc.......in other words, a "generic" photo is used on the TV website. It isn't necessarily what you are going to get.

We stayed in two designer homes that had been bumped out and expanded with luxuries galore added at building. We also visited models of the same NAMED MODEL and they looked nothing like the homes we stayed in.

One has to be careful.......and of course, when the time is right, look in person. However, so many people are doing their research ahead of time to try to get a feel for what is available.......thus, looking at resales as well as new spec homes.........online. It's not easy.

I like Trulia for other parts of the country as well......you can put in your price range, your specifications and see what's actually on the market at the time and how the local real estate is slumping or rising as per that date. It's what everyone up here uses. It also has REAL interior photos.

Just one example of a home showcased on trulia.......not necessarily one we are interested in.

Easy site to navigate.......(no matter what section of the U.S. one is interested in.)

It's the first house that came up.

They are in no specific order unless you type in your price, etc., etc.

Use right side arrow on photo to advance pictures.......

Below the photos are graphs showing what the home is perceived to be worth vs what the asking price is.

Plus the the property taxes, etc. Keep scrolling down for information.........again, it's what everyone up here uses.

p.s. They also show you what it last sold for in the year 2000

I never thought for a minute that the developer is actually directly involved with the programing of THE VILLAGES website. But they have hired and ARE paying a web master to do this. And IMHO, it is NOT user friendly. I agree with the old saying, "If isn't broke, don't fix it"!

Not true. I just went on the villages web site and their are approx 250 per owned you can search thru from single wide to premier. Why this silly rumor has gotten such coverage.

Just to be sure, before posting this, I went on again, and the per owned count is exactly 243.

I contacted my real estate agent and they are working on fixing the problem for new listings. They have heard from us and hopefully will be resolved soon. Still having problems today finding new listings when I tried to morning.

I agree with Opulence. I've also been using THE VILLAGES website since day one and it has gotten worse, not better. It is NOT user friendly.

I am computer literate as are many others who post here.........

We know how to do research. The site needs some serious tweaking, or the hiring of professionals. Perhaps some retirees, proficient in computer programming, might offer their services.........

If I were an MLS broker, I would be ecstatic at this misstep by the Developer.

As evidenced by the posts here, most folks find the new Villages-website design user unfriendly with respect to pre-owned homes. In fact, the original poster couldn't even find them listed. This gives the MLS brokers a great selling point in competing for listings, especially since you can negotiate a lower commission rate with them.

There are small circles to the left of the opening page. You simply check of the circle for used homes. Starts with most expensive all the way to the lowest price, easy to work with. Do do not have to bounce around. Much better one you figure the site out.

I am well aware of the small circles to the left of the opening page. I have clicked on those small circles and do not like this new format at all. It isn't that I can't navigatge the new site, I am computer literate. The new site is not hard to figure out, I have figured it out, I am just not happy with it at all. And apparently many others have reached the same conclusion. I am not oppsed to change, or updating but this new format is not up to snuf at all. Again, if it isn't broke, don't fix it.

As the number of 'hits' per day gets cut in half or lower, the sales office will sit up and take notice. You can't sell houses if people are not looking, and some people are just giving up in disgust.

As I've said before, the internet should be quick, easy, and provide pertinent information. This new website does none of these. I would also add it should grab your attention. This website is not an 'attention grabber'.

so i have waited four days to look at the new listed and same houses as four days ago this time of the year over the weekend 10 plus new houses hit the market...so don't know if the new pics are taking more time to load but when we arrive i will figure out how many are not on the site to look at from my rep...and so it goes

you are so right we know how to use the site (by the way for the first four days preowned new was not working) it takes to long to look for a home...and no new homes in the last four days...i am not buying it

Your are correct you cannot find new listings without searching through all your search recruiting and then the highest VLS# I have found through yesterday was 214368. This means only 16 homes listed since 9/27. Either no one is selling or they are not showing all the new listings each day. Used to average 7-8 per day?????? I have contacted my realtor and she said they are working on the problem but that was several days ago. I have given up looking until they fix the problem and told her so.

I was talking with a salesman at an open house yesterday. He told me the web site gets over 2.5 million hits a month and rising month after month. He also said you will keep on seeing rising home prices until there is a slowdown.

they are getting ten hits a day from me but thats because it does not work all the time...:boom: so the hits may be rising but i don't think its from a single look

I noticed that the village of each home for sale is now showing in the short listing. No more having to click on the home details to find out the village. I have not looked at the site in a couple of days so this may not be new information to some people.

Too bad TV changed their web-site as we have friends that plan on visiting this year and have used that as a guide. They would be most wise to change it back. Not everyone wants new construction. This may force people to look at other realtors that sell in TV even though TV website did have a captive audience. That's how we bought shopped and bought. We still like to look just in case we ever make THE BIG MOVE.

Designed for new homes. Now being used also for resales. Not enough done to accommodate resales. Not any good way to track new listings for resales. That's how I found and bought my house, called within hours of it being listed, made an offer the next day. Wouldn't have happened with this website. If I were listing a resale right now, I would be very upset.

Having the Village Name listed "Up front" is definitely an improvement. It shows they are tweaking the website in the right direction, to make it more user friendly.

well just got an email of 31 preowned houses not yet on the list...just basic info village sqft cost from my rep...they are not on the web...i am thinking the new tour is taking longer to get the house on the web,,but just my thinking..at least i will have more to look at than the 13 newly listed homes that have been on the site for 7days...maybe this is the new way,,,you need to have a rep show you the homes instead of shopping on your own and then contacting rep...still not a fan...

That would make it rather difficult for wannabees looking at homes hundreds or thousands of miles away from TV to get an accurate picture of TV's resale home market.

yes it will, but maybe TV wants the rep to be more active in the search than letting us look on our own for that preowned,,or could be still pushing the new not preowned...

Who designed the new web site for the villages real estate? Please go back to the old system. The new page is slow and cumbersome and will not return to your former search. If I were a first time user I would not waste time on this site. It is just to hard to navigate. Also if you do find what you want you cannot save that search you must go through the whole process again.

the new Tv resale site not working well
 
I tried to see what listing are avilable in the manufactured homes and the site is showing none
I was on earlier and there were 21 homes avil able house hunting on this site is to much work
I have 2 weeks until my visit and not sure I will have any prep done using this site:loco:
