Homeowners insurance
Hello all, closing on a pre-owned home next month. Any suggestions who to go with for insurance? What is your monthly payment? Flood? Sinkhole? Hurricane? New to the area. Any suggestions and/or comments are welcomed.

Village Insurance in LSL is where I went and found them to be competitive.

AAA is another option, was able to get the supplemental sinkhole insurance.

I have insurance with The Villages through a company called ASI for $533 per year on a new $191,000 courtyard villa. Allstate was competitive in price, but they only offered "catastrophic ground collapse" but not "sinkhole" coverage. There is a difference, but it's very difficult to understand the differences. However, sinkhole coverage is better and apparently what you want to have. But, you may not be able to get it on a pre-owned house.

If your roof is over 15 years old it'll cost you more. I was under the imprssion that AAA was the ONLY agency to write 'sinkhole' insurance.

Insurance I have a patio villa. $486 .. That is with $300,000 liability .

Going to have to make your own decision. Four years ago we went thru the Villages Ins. After one year decided to check around. Allstate and State Farm were too high priced. Went with AAA. Have home and auto.....every year try to get new quotes from Allstate and State Farm and others. AAA has always come in with the best prices for the same coverage. So check around.

I would also like to remind you that you definitely should get golf cart liability insurance. An umbrella policy is often a wise investment in a lawsuit-happy environment.
Hurricanes are covered in the standard homeowners policy when living this far inland. Living on the coasts is a different matter. The sinkhole debate will keep going on. If you do get it, the deductible is usually 2 percent of the insured value of your home. Depending where you move in The Villages (by a lake or pond, newly developed area), it is very unlikely you would need it but that is a personal choice. Catastrophic ground collapse is covered in the standard policy with the standard deductible. I use the services of Sandy Manion at Villages Insurance. |

Sandtrap makes some very good suggestions. As a recently retired insurance agent, I recommend that you carefully compare coverage, and not base your decision only on the premium. There are a multitude of optional coverages that vary widely from company to company. Do they offer replacement cost coverage for your contents, what about coverage for backup of sewer or drains, are there adequate limits to cover your valuable jewelry or fine arts? A good agent will take the time to explain the options and allow you to decide if they are important to you.

It may be unlikely that you will need sinkhole coverage, but I would think that, unlike most disasters, a sinkhole could totally destroy your house, the contents, and even the lot. Maybe that's why it's hard to get.

The kind of sinkhole that opens up and all at once destroys your house is included in homeowners policies.
The kind of sinkhole that just make the ground sink a little at a time and slowly cracks your walls and foundation is not included in homeowners policies and is what the extra sinkhole policy covers. |
