Please share the latest info about painting / coating the garage floor in a new home at TV.

In the past, I see Tim Miller was the man with the plan.
Is he still a top dog for this job?

I want it so it looks good and feels like part of the home,
not just a "garage." I want a finished look.

Thx for sharing recommendations, pros and cons.

Consider having "shark grip" or equal applied with your coating so that you do not end up with a very slippery surface when it is wet.

RE: "your finished look," for me the garage is for all my stuff. We have a large garage compared to many others and I have a lathe, a full size table saw a work table a drill press and a belt sander. So I make a lot of dust etc.

The epoxy coated floor makes it far easier to clean up.

Cement cures over time. You want to wait 2-3 months before you have it coated.

From your finished look thought, I expect you would object to what I did which was to have all my machines deliver to our living room-the industrial look is very popular-isn't it.

You can add grit to the finish so that it is not so slippery.
I wonder if it would make it wear out faster. Our floor is four years old. I truly use it hard and there is no sign of wear.

The minus-water is slippery. Wax or oil and it is like an ice skating rink

I did my own, over 4 years ago, I did add 'shark grip', and like above, I have a shop in the garage, my only mistake (a big one) the material I used does not stand up to gasoline and occasional solvents...., so I need to be real careful.

I would like to second the need for a grit. Our garage floor is like black ice on steroids! All it takes is one drop of water and ... you can guess what gets busted.

We had the "Tim Miller treatment" before we moved in over 3 years ago - 3 car garage floor AND pull down metal attic ladder. I also had him do the small floor area in the AC / utility closet. The finish still looks great, holds up with spills and yes, it is slippery when wet. It takes one day for Tim to clean and acid clean the floor, next day paint, added sprinkles for color contrast, then I think another day for clear coat. You can walk on it with socks in a little over 24 hours if you have to, but will take days to dry before driving on it. I occasionally wet mop and steam mop the floor.

I've painted the floors at my previous two garages myself and they turned out just okay, but didn't hold up.

I think it was a little over $1K, but that might have included the drop down attic stairs. I have an 800 square foot garage.

Tim can give you a cost per sf.
