My home is Lantana model and as such, has the kitchen stove located along an exterior wall. The house has the typical microwave located above the stove. I would like to replace the microwave with an exhaust fan vented through the outside wall of the house so that smoke, steam, heat etc. is vented to the outside, preferably through the wall, or through the roof if necessary. Is this an allowable modification since we close neighbors, and if so, can anyone recommend a qualified installer to do the work? Any feedback on what I should expect would be greatly appreciated.

Probably not a difficult task physically but I would have a contractor do it so you don't create a water or pest intrusion problem. Before that, a review of the deed restrictions would be a good place to start. Then a talk with the ARC folks to see what they think. Might need a city and/or county permit also. Seems like a lot of bother but better to find out the rules first before you get too far down the renovation path. Hope it works for you - an outside vent seems much better than what most of us have.

We are looking for a preowned, all houses that do not have mic over the stove are not on our list, might want to consider this, unless you don't plan on selling

The newer Lantana has the microwave with the exhaust fan built in the microwave that does exhaust outside.. If your existing microwave has a fan, you can take it down remove the plate and vent it outside after installing the duct work needed. On the outside you will see a small rain hood. Not a big job, but carefare measurements needed.

Thanks for the advice. What/who is ARC? I know there are restrictions and costs to making any kind of modifications to the outside of the house, and would expect a good contractor would know and help manage those issues as part of the project. But I'll also look into that myself. Any advice on who a good contractor might be? And, as far as that goes, where might I find a good appliance store who would carry exhaust fans?
