I'm on the 9nth year with my water tank (40 gal gas), and I'm thinking of replacing before I have problems with leaking etc. Should I assume it's not going to last much longer? And, what's the average price I should be paying to replace tank, including labor?

Not a bad idea if a leak could cause damage. You could have another 5 or six years if you flushed it each year.

Home Depot has set up an outside display with water heaters , AC units . They have licensed contractors who do the installation. You could go there and get a quote and go from there.

In addition, you should inspect/replace the sacrificial anode rod every 5 years of so. This will also increase the life of your water heater.
