Default Grout sealing

Just closed on our house in TV on March Th. I had the tile cleaned and the grout sealed by Pat More. They were professional and did a wonderful job. I was even able to change the color of the grout to something I liked better than what we were offered by The Villages. I am having him back to do my showers next. After seeing what a labor intensive job it is I am glad we hired somebody else do the work. His Company is Professional Carpet & Tile, Inc. Pat More, owner. Cell 352-516-3556

Curious on th approximate cost to professinaly clean Floor tile grout. Did they use steam or steam and scrub? Is it done by teh sq ft?? If so what was the cost per sq ft?

I am sure the price was by the square foot. I don't have my bill here with me or I would tell you. No steaming, he does not believe in it and they use a eco friendly cleaner and it was surprising how great the floor looked after he got done. There was still a lot of the original grouting haze on the floor. I am still waiting to do shower's since builder needs to return and fix a few minor things. This is house number six we have built and I have had tile in most of them so having the grout sealed was extremely important to me.

Sorry about that but I did put the wrong number in. I corrected in post above too. Here it is 352-516-3565. Darn 5 & 6 keys too close together and must have hit wrong one. Eyes aren't what they use to be.

When we moved in to our home I asked Warranty Dept if our grout had been sealed. Was told no, that's not done, but was advised to wait if considering having it done. Was told we could void our one year warranty with tile and/or grout by having sealer applied. And this did happen to a neighbor who had problems with cracking grout but had hired someone to apply sealer. It was not covered under warranty.

I did ask my builder if the warranty on tile would be voided if I sealed it and he said no the tile would be replaced if needed but would not guarantee matching the grout. After having lived with tile floors in unsealed grout in a few of our many houses I opted to seal the grout. If a tile is replaced I can get the grout matched by Pat More.

Yes he may have used a grouting stain, I don't know Pat personally but anyone that does work you can count on you want.
The villages new home construction does not seal, correct and I do not understand why, all grout should be sealed and then resealed approx every 3 years.
If you stain your grout you can change that color to any color you wish and then never will you need to seal again and this stuff is stain proof.. This service does not cost much more than sealer depending on furniture moving. If you dealing with a very soiled or dirty grout that cannot at be cleaned that grout must be acid washed prior to the stain application.
I am not hear to promote my service in any way, I have been doing work in the Villages for many years now and have grown to admire my customers highly. I am only here to help with all and any questions that may arise dealing with tile and wood. I don't chime in to much so bare with me if I don't respond to questions promptly. I hope I can help some of your home do it yourself projects or just answer a few questions you may have about some very shaky practices happening to this industry.

These jobs are usually done by a general quote. I'm not speaking for Pat here though. With tiles having different sizes it changes the amount of labor when you have smaller tiles a numerous grout lines.

I have not used Pat as other posters have suggested. I wanted my floors washed and sealed and I used Dave Costa. He came did the estamte at no charge and was very honest with me. He pointed out the ares that he didnt think would come completely clean and even said that he did not want let me think everything would be a 100% he wanted me to understand some stains are perminate but that he would do his best. He even gave me a warrentee on the sealing, which includes the cleaning of the tile every year. He even let me know about the cleaners he used and showed me how to use them to make sure my floors stay looking great. I am completely satisfied and wont use anyone but him. Thank you for the recommendation for Pat Moore -
He just finished cleaning and sealing about 1000 sq. ft. of tile,
We had white grout, looked good when we bought the house
Looked awful and nasty in the kitchen when we arrived last week for vacation here,
I remembered your post, and thanks to the search function, found it, , contacted Pat and voila! The floors now look new, and we changed the color in the grout to mimic a more dirt color!
He was thorough, complete and very open on what and how he was going to clean what I thought was a total disaster -
My wife's 80 year old Aunt & Uncle live in our house over the winters and I doubt they pay much attention to the floors - I know every time I come down it is scrub, scrub.
TOTV comes thru again, what a great place to learn from,
now if I could just figure out how to get here full time,,,,,,

Linwood,

Glad Pat did a great job for you. We have been back and forth since March and a lot of things being done to the house before we moved in. You can imagine some of the dirt and stuff coming in here. Used the cleaner we got from Pat and it is so easy to clean with. As for the comment about the warranty being voided if you seal grout, my Builder for the Villages told me that they will replace any tile we have a problem with. The only thing they can't guarantee is matching the color of my grout now. That is no problem since Pat said he can always match it for us. Had a lot of tile in our numerous homes and locations and I think this has been the easiest to clean. Only one time did we have to replace a few tiles and that was because of installation problem.
