We have some home projects like new lanai sliding door, update bathroom, new glass windows for the lanai and pushing out a wall for more living space.
Would like to work with one company for all projects. Going to contact Doc's ( I know they will be expensive but they do a good job in a timely manner). Probably contact RoMac. Anybody dealt with them? Any others? Thanks |

Demetri Construction is a family-owned construction company here in the area for over 20 years. They are of high integrity with a great reputation in our area. They can handle everything on your list that would save a lot of brain damage for the project you are speaking about.

Along with ARC review, there will be several permits required, make sure whomever you hire is licensed, and NO money up front. For a large project like this there should be a payment schedule setup, and a hold back of say 20% or more until all inspections are completed. From what I have seen recently you may be looking at close to $100k for this work. Make sure the 811 is called before any foundation work is started, irrigation lines will need to be moved, and possibly water supply and drainage lines. Pushing out the wall MAY require a lot of roofing work, look at your deed restrictions, also get a copy of your plat (plot) plan from the count building department to see where all setbacks and other restrictions are.
ARC will require detailed engineering drawings for final review and approval. IMHO, you might want to do some preliminary work to see if your plans are feasible.

In 2018 I contracted with Roberto’s Flooring to remove some faux columns/bump-outs, replace ceramic tile flooring throughout the house with luxury vinyl flooring, new kitchen cabinets, new granite countertops in kitchen and bathrooms, and paint all rooms including the garage floor. I hired Custom Glass to replace my exterior lanai sliding doors. They also managed the plumbing and electrical work.
I have the Lantana floor plan. Last edited by Teed_Off; 07-17-2025 at 08:58 PM. Reason: Added scope |

Minor things such as touch-up, replacing old/worn/outdated whatevers, etc. have a return on investment in the 80%-90% range on resale. However structural changes (I'm thinking that moving a wall would qualify as that) rarely have a return on investment that high. 70% or so tops, often much less. (Info based on recall with our realtor before we sold our former house when moving here). Lots of homes on the market right now. |

Doc’s did replacement of 2 exterior doors. Took a month to get paperwork work started and another month to 6 weeks to complete. $6000+. Waaaay too much for the work, as they ripped out the facing and then ordered the wrong opening door for one. I took it because of the month delay it would have caused on a home that was under contract. Probably paid triple.

I agree. If you are spending $100K on an older house you will not increase the overall value anywhere close to that amount.

I also had Roberto's do my floors in the kitchen, hallways, den and spare bedroom. A year later they gutted out my spare bathroom, took out the tub, put in walk in shower, new sink and floors. They did a great job. I'd hire tlhem again.
