Default Lanai Patio Door Service & Replacement

11 year old house in Hillsborough neighborhood. The one patio door we exclusively us rolls very roughly. I think the track that all four doors run on and the rollers on the door we exclusively use should be replaced. Any recommendations of for a service person?

No idea on replacing the track, put you may need to replace (or adjust) the rollers in the sliding door. I believe ACE has the appropriate rollers, and some of the local handyman should be able to do the replacement or adjustment. I would offer to do this, but my knees would protest.

IMO may not be old enough for track replacement unless you see damage. Most like rollers are dirty/stuck and not rolling. Depending on how long and how much use how long been stuck will determine if need to replace them? If you have my style sliding door and can’t get them to roll by cleaning and adjustment you have to remove door take lower frame off to get to roller bracket assembly if it’s like mine? Not that hard but very heavy and awkward.

I was having trouble with one of my sliders so I called T&D Windows to come take a look at it since they were the original installer. Come to find out that they sold their window business to Romac. Romac came out for around $100 and replaced some small part internal to the door. Also adjusted the rollers and cleaned and lubed what needed to be. Might try giving them a call.

Just had my poorly moving sliding doors fixed. Old rollers needed replacement. Based on some old recommendations here I called Steve Van Es.

He did a fine job, arrived exactly on time. Was clean and neat even offering to take off his shoes as it had been raining. He had to take apart the windows as the builders had stuccoed after installation and there was not enough space to lift them out.
He replaced all the rollers, smoothed out the track and got it back together perfectly.

And as everyone wants to know. $140 for one slider, add 80 for the second.
