Has anyone added a room to their Laredo model home or may be turned the 10x14 lanai into a “usable space”. Looking to maybe turn the 10x14 lanai into like 20x14 enclosed area with a sliding door to a patio area .

We did something similar our gardenia (31 by 13), so some words of caution. If you are in Sumter County there are 5 levels for the enclosure , only 2 allow air conditioning. Once you file the design it cannot be upgraded, we accidentally did level 3, but the construction was level 4, but no luck on getting the change. You will have multiple permits and possibly multiple inspections. You will need ARC approval. Be sure the attic area is insulated to the same level as the rest of the house. Consider your options for flooring, if you are going to raise it, and if you are going to remove the existing sliders, these have tax implications. Carefully plan any additional electrical needs as adding these later can be expensive. Go with the higher rated glass and double pane, aka hurricane rated.
I could go on but I think you get the idea, ours was around $30k, less than 2 years ago. Feel free to send me a PM if you want to discuss over the phone.

Or just adding extra space to the lanai, enclosing space with windows or sliders and a mini split? If you are adding bathroom not only the cost of build, but also a new sewer line will need to be installed. |
