We don't live in The Villages yet but we're wondering what it costs for home owner's insurance there. Can anyone give me quotes on what they are paying?

As you might guess the insurance will vary depending what model home you buy.
Why not give The Villages Insurance a call 352-751-6622 and ask them the question. They are familiar with all the different models and should be able to give you and accurate range estimate. |

We pay $800 for 3 bedroom ranch. Ours is more because it is an original roof (1994). Older roof means much more money in insurance. First thing we will do, when possible, is re-shingle.

Ball park ... $600 up depending if the dwelling is stucco and has a hip roof.
And of course, on the size.

We just received a quote from The Villages Insurance for around $900. When shopping, compare what coverages you are buying. Here are some of what we are covering for this quote: $250,000 dwelling CBS with hip roof); $125,000 personal property; $300,000 personal liability; $10,000 fungi/mold; hurricane deductible is $500; non-hurricane deductible (tornado/windstorm) $500; also included are 20% increased replacement cost of dwelling; sinkhole coverage; water backup.

Sink hole coverage??? What do you mean sink hole coverage??? Are there now or have there ever been sink holes in TV. I'm just getting used to the idea of tornados! But, SINK HOLES? Please tell me it's not true! Please?

There are some sinkholes in TV but nothing more serious yet than the one which swallowed the pond on Walnut Grove. The developer has fixed it because the neighbors deeds said "waterfront property".

Your house location North or south of 466 also has a bearing on insurance costs and your ability to simply get insurance!
Again as I posted on another forum, your insurance is only as good as the financial ability of the company providing the insurance to pay off claims. So going for the cheapest insurance may be short sighted unless you are willing to wait for a federal government bailout! |

In the village of Winifred there have 4 or 5 homes sitting on sink holes in the past year and half. Sink holes can happen anywhere in Central Florida and I would suggest having the sink hole coverage. I don't recall the additional cost, but it could not be more than 100 per year.

As a help, we are getting the same coverage from ASI (through AAA) for $607. You might want to check them out. Our home is located south of 466 if that makes a difference. |
