Hello all,
My wife and I are closing on a new home in Cason Hammock at the end of January and we are thrilled. I need recommendations for an electrician, a leader and gutter service and a whole house water system. Any help would be truly appreciated. Thank you all in advance. |

IMHO, I would hold off on the gutters and downspouts until after you have experienced a few heavy rains, this will confirm if you actually need these, also, it will confirm where the water runs off to so you will know how to have the drains installed. Double check I believe ARC approval will be required, but I am not sure I did this about 8 years ago. You will get lots of replies of the whole house water treatment, I did my own, a Sears water softener and a Sears whole house filter, I have been using the Sears products for decades, and everyone was useable beyond the 10 year warranty, no idea if these are still available. As for electrician I have used Lenhart's, ECI, and one other all were good, had some problems with Galaxy on a 1 year repair to low voltage wiring.

Without equivocation, I can recommend Pat Myers Electric (352-816-4221). He is a master electrician which many electricians are not, and the men who work for him are all experienced and knowledgeable.
I would not hold off for getting gutters. When we get heavy rain (Remember -- this IS Florida!) and you do want to keep the water away from your house, there is no question that you need gutters. Jeremy Gravante (352-427-9086) did my new gutters a few months ago and I am very happy with what he did. If you have trees near your house you also might want to get the leaf guard (or whatever they call it) installed with the gutters. I originally moved to Florida in 1983 and have never had any kind of water treatment system for my house. I've heard many complaints but in all honesty, cannot attest to a problem that would have warranted us getting one. Yes, the water tastes a little different from what you may have had before but after a few glasses, it's fine! My dishes are clean, my laundry is clean and I don't feel slimy after taking a shower or washing my face from "too soft" water! Good luck!

For Gutters, we used The Guru Gutter Guys. They install 6 inch gutters instead of the normal 5 inch. Some will tell you that 6 inch is overkill and that 5 inch is standard in Florida. Well, 6 inch will carry about 40% more water. We wanted the larger ones so that we would have only 2 downspouts on our patio villa. They are located at the back of the house and the water drains into the swell between the houses in the back. We didn't want a downspout by the from porch or onto the patio. Looks nice and works well. If it overflows, then so would have the 5 inch even with a couple more downspouts.
Water systems. I would recommend Nova Water Systems. Get their whole house filter at the minimum. We have the water filter and their softener (about $1700 total). Can you get cheaper? Perhaps but the filters will be smaller, perhaps 2 instead of 3 and will need replacing more often (read more expensive maintenance). Filters for the Nova system is $125/Yr if you want them to come and do the change. I think it's $85 - $90 if you want to do it yourself. We plan on just calling them and schedule when it is time. We use potassium chloride instead of sodium chloride to reduce sodium intake. Potassium chloride is about 3 times the cost of sodium chloride. There will be sodium or potassium in any softened water but it will be a very low concentration. Some people don't worry about it. I would do your research now and go ahead and schedule installations. Most of these places are weeks to months out in their scheduling. Get it all done close to move in date and then you can enjoy your time in The Villages. |

For gutters, we went with M and M Services. Very prompt and no drama - also, very easy to communicate with via text. We had gutters added just to the front and back. The water coming off the house above the garage was staining the driveway, and the water coming off the roof right in front of the lanai door was wearing the surface of the patio concrete.
