Default What Home Warranty Service...

do you use - other than the one provided by TV on new home construction? We purchased a manufactured home in the historic section that came with American Home Shield and I am not enamored with their service. It is time to renew our contract and I am hoping to get some good advice [as I always do] from all of you knowledgeable folks on TOTV.

We appreciate any/all info you can provide!

I have always been extremely skeptical about home warranty services. We recently purchased a certified home (with a home warranty service through Republic). In December I had the unfortunate opportunity to need them. My dishwasher went out. I have to say that I can't be more pleased with their response and efficiency. After I called, the next day a service technician was at my home and repaired the dishwasher. They seem to do what they say they'll do.

nj.... In my opinion, most of those home warranty services are used as an incentive in the sale of a home. Makes the buyer feel better about purchasing pre-owned. When something goes wrong, good luck getting them to pay up. When I listed my house up north, I did some research and said let's make it a negotiating point rather than automatically including it. The buyers never asked for the warranty.

What type of service are you looking for? If it's just appliances and electrical type of stuff, Broward Factory Services sells a comprehensive service contract. One person I know used them in a prior FL home and said they came through when a washer broke.

We are concerned about the ac/heat pump and the hot water heater - believe both to be the original equipment! Odds are they will both go soon and will be pricey to replace - probably more than the cost of a contract with or without other service need. I would hate to have either blow when we are not in TV - not having the contract would just be more for our home watch staff to attend to!

From what I looked at on the web, Broward's contract does not seem to be as comprehensive as AHS - but then, it is less expensive - ya get whatcha pay for - or don't pay for. And neither service seems to have a very good track record regarding response time or what each considers an emergency or working beyond 9 to 5!

Oh my, my! What to do - what to do!
