I have a patio villa. My problem is the side yard gets flooded with rain water right to the lanai. I have 2 downspouts in the front...one which pours water onto the front slab which then runs downs down to the side yard and 1 downspout right on the front of the lanai. The grass in that area is not great maybe as a result of the flooding. I put an extension that I bought from Home Depot on the Downspout near the lanai but it is not helping....
Any ideas? I see people have mentioned Hills....does someone have their phone number, please.....maybe I should call them in.... Thanks! |

We too had a lot of standing water after these two hard rains we had. It left a lot of water in our landscaping area (the area where we have our shrubs planted) and it looked like a small pond out there. I called home warranty twice and the first time i called, after the first heavy rain, they said as long as it goes away with 48 hours it was fine. When we got the second rain we got concerned again and called back. They put a work order in for the builder to come and look at it. I took pictures so that we could show him. We were concerned about the new landscaping we are having put in as we thought it would compromise the roots on the larger palms we were planting. Our landscapers assured us that our problem was common, as they have the same problem, and not to worry. Our builder hasn't showed up to give us his two cents yet.

Warranty office called...they only cover one year Old republic called...they only cover inside the house. Anyone have the number for Hills? |

He also put edging that acted like a barier to the proper flow of water. As a consequence of all the things he did, heavy rains would make his front yard (inside the fence) like a 6" deep pond. Clarification .....my patio villa is standard with the driveway, walkway and side patio that the builder would have put in.
