Default roof leaks in Gardinia/Magnolia designer homes

Please let me know if you know of instances where Gardinia/Magnolia designer homes have experienced roof leaks, particularly homes built on the north side of Route 466. I'm getting a sense from a few cases I know of and from a conversation with a roofer that these models had design flaws that promote roof leaks. Let me know please.

Owens Corning has paid to replace many roofs south of 466 due to defective shingles from the manufacturer.

Houses do need reroofed every so often. Is this a defect in the home building that someone has told you about?

The information from the contractor could be valid or it could be misinformation.

I read this forum religiously and I don't recall this as a common problem.

Our friends had a Bougainvillea that had a leak and this happened when it was new. Warranty fixed it and they have had no trouble since. That was in 2004.

Press search above and type in shingles, roofs, roof replaced and read the old issues of the POA newsletter about the Owens Corning issue.

Contractors can sometimes give you some very interesting information. Some valid, some not so much.

New Way:
I spoke with Owen's Corning today and they are coming out to inspect our roof. The below information is how it used to be done, but now they are sending out an Owen's Corning representative to inspect the roof if you fall within the dates of the bad shingles. You can file a claim by going to www.Owenscorning.com or call 1-800-766-3464 to speak to a representative.


Old Way: Dan Sheppler roofing came out and took shingles off several houses in our neighborhood in Hadley at no cost. He then sends them in to Owens Corning for inspection. Many have had their roofs replaced recently. It's best to have it done before your house is a 5 years old because after that payment may be pro-rated.

Off topic but I do not know where to put it. Do any of the homes in TV have solar panels on the roofs. I too have been researching for the FROG location in my life and it is the newest housing trend. Thanks for your responses

The Owens Corning roof replacement is pro-rated after 5 years - not 1.

How old is the house? Have you contacted Home Warranty? Who is this expert roofer who says there are design flaws?

9 years and still leaks over front room (gardenia). Not the shingles but design flaw (valley goes towards vertical wall not eaves) allowing water (during heavy rains) to go over flashing and down inside wall of den. Many, many calls to home warranty, etc. ....now at our expense. Have had stucco redone and then caulking added after new leak at our expense.
As a follow up, haven't had a summer of heavy, constant rains since 2004, the year we closed on the house.
jmho ...but be aware of roof lines (valleys) and subsequent water flow.

I had the same problem and what I did was get roofing tar and put a heavy bead down where the two roofs meet, basically over the door coming into the den. No more leaks for three years now

I live on the south side of 466 and on my cul da sac there have three Gardena's that have developed roof leeks and all three have been on the left side of the port a co (raised block structure at front enterance). There is a dead valley because the block structure doesn't allow the pirch to run continuous. I just had mine checked this week because a neighbors had leaked for the second time this year. Now the roofing and sheating in this section is being replaced at the HOME OWNERS expense.

Yes , they are on roofs here, usually to heat your swimming pool.
