Can anyone tell me a ball park price to replace a roof on a 2 bedroom courtyard villa? Also, appreciate any contractor recommendations.

I don't know how old your house is, but I do know that a lot of shingles manufactured by Corning were defective. Quite some villas in Tall Trees had their roofs replaced by Corning for free.
If you suspect this is true call Corning at: 1-800-corning and hopefully they will respond with an on site inspection.
