Default Adding Electric Screen Garage Door to Courtyard Villa

Has anyone had any experience with getting ARC approval to add an electric screen garage door to a courtyard villa? If so, your application approved? Is the motor and housing unit installed ABOVE the garage door opening or within the garage door opening? Appreciate all comments.

There are a couple of different type of screens. Ours, installed by Cool Breeze, rolls up and down. The motor is contained in a housing in the garage door frame. I highly recommend Cool Breeze. They advertise on this site and there has been several threads about thier excellent service. I have a friend who’s garage screen utilized the existing garage door tracks.

If ARC approval is needed for a garage screen, we didn’t get it. Maybe rules are different for CYVs.

My CYV community was built in 2011, they are masonry. You do not need ARC approval for a garage screen. There are 3 different styles. I chose the horizontal sliders. They are cheaper about $800 installed, and if you're in the yard a lot washing your car, landscaping, etc. You can go in and out of the garage and just slide one 3' section and close behind you. Otherwise bugs, lizards, snakes could get in without you seeing them.

The other two are the motorized vertical screens. One is the housing sits at the top of the garage exterior and rolls up the screen. They normally sell for about $1600 to $1700 installed. The negative would be most people won't go through the effort of raising and lowering everytime you go out or in. Chances are if you in the driveway or the yard, the screen will remain up.

The other system has the motor hidden inside the garage and actually has tracks that are attached to the existing tracks. The door will return to the it's normal resting track and the screen will move above to an additional track of it's own. The screen are also more in the appearance of the garage door with sections. I think that style is the more attractive of the two, those units normally run about $2000.

These prices are for a CYV with a 12' garage door. A 16' two garage door may cost more.

Here is how the horizontal sliders look on my garage and a link to the installer, All Around Aluminum, who did several homes in my area.

Only problem with a full one piece screen is that from inside you forget it is down. Were at a guy's house, he had a note taped to the steering wheel in the car, said his wife backed into the screen twice. Of course he probably would'n admit it if he did it.

Yes, that happened to my husband. Cool Breeze came out and fixed that, also.
