I will share our rental agreement with you. I believe we found the basic form on legalzoom.com. Necessity became the mother of invention and things were added and changed. Most of all, trust your gut feeling. We had a problem with a tenant who was a heavy drinker. She ruined some things, not the least of which was a mattress and box spring. I knew something wasn't right and didn't check it out. They got off cheap since I only charged them for cleaning. I should have charged them for the mattress and box spring but I discovered it after I had returned the remainder of their security deposit.
