How many courses within 30 min ride from new areas

South of 44 is ambiguous. You could be in Richmond or Chitty Chatty which are just south of 44 or you could be in Newell.

If you are in Richmond or Chitty Chatty, it would be about 5 minutes to get to 44. However if you are in Newell, Lake Denham, and Dabney, you would have to add about 20-25 minutes just to get from Newell to 44. And probably add 40-45 minutes to get to 44 from Dabney.

Southern Oaks, the newest of the C courses, is about 10 minutes from Newell by golf cart. Also, they are building others in Eastport, which will take about 20 minutes.

Not enough land... It's a narrow strip of development between the turnpike and the wetlands...

Agree,

look at the map, between 44 and TP, there’s Lake Okahumka (the actual lake); Lake Dunham, a hugE preserve (Flat Island Preserve), the continental community, and a few townhome/condo complexes. There’s actually a small airport between 44 and lake Denham (not sure if it’s active)

The strip of land TV owns is too narrow.

JMintzer has been preaching this for months.

Thanks everybody for all the info. I watched some videos and looked at some more maps. I think we're gonna be buying in the new area next year because we need a CYV for our dogs and those are more difficult to find in our price range in the more established/centralized areas. Parents are 10 min from Brownwood and brother is 10 min from Sumter and would like to meet up and golf with them, but then again, we will be retired and won't have anything else to do than golf, ride in the golf cart TO golf and get back to let the pups out!!!

Thats fascinating, and a huge asset.

I would not have guessed Southern Oaks and Havana are about the same distance from BW, or Palmer Legands is almost a mile further that Southern Oaks.

How is Southern Oaks less distance from LSL than BW?

There is clearly enough land but they decided to put houses in instead of executive courses.
