Default Rear Setbacks and landscaping

So this recent talk of ARC approval and setbacks got me thinking. If there are setback regulations and easements to consider why are so many yards landscaped for privacy with a hedge right on the property line?

Different deed restrictions by district. Complaint driven deed enforcement (if nobody complains, you'll get away with it).

there are two different things here to consider.

from the EOP (edge of pavement) or curb, in the front & rear you first have a right of way, they say no plants rock nothing but beautiful turf. those are generally about 13.5 feet in the front and 10 feet in the rear. (but some lots just have a rear set back& right of way combined, still confused on that deal.)

Now in the front, the line between the ROW and setback is actually your property line. we don't own that the Sumpter county does. Typical setback is 20', so the house is built about 33.5' back from the street.

From the property line your setback begins. here U can do what you want kinda they want landscaping set back another 2' within that. but the best part is that 2' part is NOT in the C&R

also a 5' side setback.

this info is on newer units probably different in older sections.

Now all you need to do is drive around and see all the houses and landscapers that ignore all those rules and never filed for ARC approval.

I brought that up that others ignore those rules and they said just give them the address and they will be brought into compliance.
