OP, I hope you have had a yard maintenance company look over your yard and determine that it is not salvageable. I have had personal experience with what appeared to be a dead (or nearly dead) section of lawn. The estimate to replace this section was IMHO totally unreasonable. I did some investigation and determined the problem was OVERWATERING due to a problem with the irrigation control. Fixed the irrigation added a few homemade plugs from the 18-inch squares Lowe's sells and around 2 months later I have a very nice lawn. IMHO, unless you have a very bad insect infestation on your lawn I would try the revive it, much lower cost.

just want to add that I looked at the lowes plugs to find the grower, and I just ordered directly from the sod grower, and it arrived and I planted them all myself. I did the same research as OP and would prep the yard myself, but I have found that the watering or lack there of is the biggest determinate of growth success.

There is also another inherent risk living in the villages. The ball fields, golf courses are all built with different grasses than your lawn. That means that seeds fly all through the villages from these areas when they add seed, mow, etc. So the risk of other grass infections here is higher than most previously lived at areas. . . as well as the bugs are the original owners of the land, prior to the farmers arriving and way before the developers got here.

Unless you have money to burn, there are more cost efficient ways to manage your situation . .

It would probably be easier and cheaper just to get a good lawn care bunch to see to feeding and deweeding and you should water the daylights out of it.

I second Chessari sod. They were great to work with. They also recommended a different strain of grass from the Pro Vista to the Floritran Augustine grass. Much more durable, and better looking grass. The family has their own sod farm. Very knowledgeable and competitive pricing.
