Developer purchases MORE land
1 Attachment(s)
The Villages has purchased 652 acres of land south of County Road 44 that will guarantee golf cart access down to the Village of Fenney and the Village of Southern Oaks.
The announcement of the purchase was made Saturday night at a meeting for Villages sales associates. The land is located near the Rohan Recreation Center south of County Road 44 and along County Road 468. |
Shouldn't be a surprise to anyone. Now watch for the white space to start getting filled in and move further south. Orlando, here we come.

Don't expect your property values to rise anytime soon

We aren't stupid and we bought here, why shouldn't a lot of them? AND someone is going to build around us, I would prefer it is the Morses. They have the hang of it. |
Fact or fiction ? Were not the present purchasers of new homes in Fenney told there would be no golf cart connection ?

I think that people will adjust to having a cart path to Fenney and all will be well. We are usually used to plans being changed unexpectedly...at our age. |

But we will need more gas stations enroute, and I think electric golf carts will have greater difficulty making long hauls. (P.S., I had a Gene Autry outfit - chaps, gun & holster.) Sent from my iPad using Tapatalk Pro |
So you can drive your golf cart down to Highway 44 from Fenney or from the existing Villages north of 44. But how do you get across??? Since the development of areas adjacent to Highway 44 on the north side, there have been multiple serious traffic accidents at all Village streets intersecting 44 (Morse Blvd, Buena Vista, and Powell Rd). These have all involved vehicles attempting either to cross or turn onto this Highway which has a speed limit of 55 mph. And this is despite the fact that there are traffic lights at all 3 intersections. Add golf carts to the mix and who knows what the carnage will be.
I seriously doubt that the developers will be able to acquire permits to tunnel under this Highway or to build a bridge over it. Greed at work!!! |

Excellent point. Village sales agents are concentrating on new homes. Preowned is secondary. Those of us who own preowned homes and hoped to be able to realize a deceit profit will be lucky to make back what we paid for it if we owned less than 5 yrs, especially when you deduct all those sale fees. Great for the developer. Not so great for the home owner IMHO |
We just closed in Fenney. Anyone with with common sense would know that the Villages will make it all connect. They will not announce what they are buying in land just like Disney went about buying land for Disney World. It's easier to use golf cart when it comes to parking. Four carts fit parking space compared to one car. We're Floridan's and have watched the whole thing developed over the years. There will always be negative nellies, just grumpy old people, dating themselves, lighten up. If you don't like what's happening stay in your house or go back where you come from.

In addition there would be thousands more sold by other realtors. Looks to me like there is a market for preowned homes. |

PROPERTIES OF THE VILLAGES TOTAL SALES AND LISTING RESULTS FOR FISCAL YEAR 2016 1 -- 1,921 new hones sold 2 -- 2,159 pre-owned homes sold 3 -- 2,159 closed listings 4 -- 6,239 transactions 5 -- 60 average days on market 6 -- 97% average list to sales price Any agent who ignores selling pre-owned homes won't be around for much longer. |

My opinion - based on quotes in the article from Mark Morse, Kelsea Morse Manly and Jennifer Parr - is that it's only a matter of time. Oh, and the title of the article, "Golf Car Connectivity For Entire Community." You can attribute their plans to greed. I give them credit for developing a smart business plan. |
I think many of us assumed they would get the property and it would eventually connect with Fenney. The family knows how to get things done.
I say "Woo Hoo Morse Family"!! The more the merrier!! Love the Villages. :D |

Wonder if the folks at Continental Country Club feel like sitting ducks, waiting to be picked off.

Crossing 44 shouldn't be a problem, they did it at BV. Why not Morse?
I am curious how they are going to keep the people in the trailer parks, along the way, off the MMP. |

Greed at Work? I always thought the idea for businesses was to make money. As far as I can tell they will continue until they can't. ITS the AMERICAN way! |

When a lot of us bought here it had nothing to do with seeking a profit. Any profit will most likely go to our kids. I have no interest in leaving. Sent from my iPad using Tapatalk Pro |

It's nothing but good news that 44 is not the stopping point. The Villages should be connected from top to bottom. It makes us one community as it should be.
