Developer purchases MORE land

1 Attachment(s)
The Villages has purchased 652 acres of land south of County Road 44 that will guarantee golf cart access down to the Village of Fenney and the Village of Southern Oaks.

The announcement of the purchase was made Saturday night at a meeting for Villages sales associates.

The land is located near the Rohan Recreation Center south of County Road 44 and along County Road 468.

Shouldn't be a surprise to anyone. Now watch for the white space to start getting filled in and move further south. Orlando, here we come.

Don't expect your property values to rise anytime soon

I will say what I have been saying. Baby Boomers are retiring at about ten thousand a day for the next 19 years. I think our property values are pretty solid.

We aren't stupid and we bought here, why shouldn't a lot of them?

AND someone is going to build around us, I would prefer it is the Morses. They have the hang of it.

Fact or fiction ? Were not the present purchasers of new homes in Fenney told there would be no golf cart connection ?

Up until Saturday night......that was the truth.

Perhaps they purchased because there was to be no connection. Wonder if they have to wait a year before selling. Sounds like a breach of an implied contract.

We were told when we looked at a house, at the present time they did not own the property to connect by golf cart. However they were in negotiations and we're hopeful. You can choose to take your golf cart wherever you want. Now it will be golf cart accessible Fenny residents will have less cars from our part of town to drive down to use their amenities. Our neighbors who bought were hoping for cart access.

Thanks - that is a lot different then being told there would be no connection. Sounds like honesty did prevail.

Since I do not have any idea of what was on peoples minds when they bought in Fenny. I can't even answer that question. We would Buy because of the house, the walking paths, zero entry pool, nature

Gosh, Thank you. No one has ever called me that and I had perfectly good Dale Evans capguns back when.

I think that people will adjust to having a cart path to Fenney and all will be well. We are usually used to plans being changed unexpectedly...at our age.

My post was sincere - I could understand some people wanting to live in The Villages with a little bit less hustle and bustle. In fact my thought process was / is anyone that purchased in Fenney probably wanted a little isolation. Thus what exactly were they told on one of the biggest investments of their lives. I don't know - I'm asking.

But we will need more gas stations enroute, and I think electric golf carts will have greater difficulty making long hauls. (P.S., I had a Gene Autry outfit - chaps, gun & holster.)

So you can drive your golf cart down to Highway 44 from Fenney or from the existing Villages north of 44. But how do you get across??? Since the development of areas adjacent to Highway 44 on the north side, there have been multiple serious traffic accidents at all Village streets intersecting 44 (Morse Blvd, Buena Vista, and Powell Rd). These have all involved vehicles attempting either to cross or turn onto this Highway which has a speed limit of 55 mph. And this is despite the fact that there are traffic lights at all 3 intersections. Add golf carts to the mix and who knows what the carnage will be.
I seriously doubt that the developers will be able to acquire permits to tunnel under this Highway or to build a bridge over it.
Greed at work!!!

Excellent point. Village sales agents are concentrating on new homes. Preowned is secondary. Those of us who own preowned homes and hoped to be able to realize a deceit profit will be lucky to make back what we paid for it if we owned less than 5 yrs, especially when you deduct all those sale fees. Great for the developer. Not so great for the home owner IMHO

Lblueocala 04-23-2017 08:54 AM

We just closed in Fenney. Anyone with with common sense would know that the Villages will make it all connect. They will not announce what they are buying in land just like Disney went about buying land for Disney World. It's easier to use golf cart when it comes to parking. Four carts fit parking space compared to one car. We're Floridan's and have watched the whole thing developed over the years. There will always be negative nellies, just grumpy old people, dating themselves, lighten up. If you don't like what's happening stay in your house or go back where you come from.

The same article in today's DS also stated in 2016 TV sold 1921 new homes and 2159 preowned.
In addition there would be thousands more sold by other realtors.
Looks to me like there is a market for preowned homes.

Did you notice the sidebar to the article?
PROPERTIES OF THE VILLAGES TOTAL SALES AND LISTING RESULTS FOR FISCAL YEAR 2016

1 -- 1,921 new hones sold
2 -- 2,159 pre-owned homes sold
3 -- 2,159 closed listings
4 -- 6,239 transactions
5 -- 60 average days on market
6 -- 97% average list to sales price

Any agent who ignores selling pre-owned homes won't be around for much longer.

It's your right to "seriously doubt that the developers will be able to acquire permits to tunnel under this Highway or to build a bridge over it."

My opinion - based on quotes in the article from Mark Morse, Kelsea Morse Manly and Jennifer Parr - is that it's only a matter of time. Oh, and the title of the article, "Golf Car Connectivity For Entire Community."

You can attribute their plans to greed. I give them credit for developing a smart business plan.

Bonny 04-23-2017 09:52 AM

I think many of us assumed they would get the property and it would eventually connect with Fenney. The family knows how to get things done.
I say "Woo Hoo Morse Family"!! The more the merrier!! Love the Villages. :D

We fell in love with a house, the curving roads, all the trees left standing, you will love it. We will wait for awhile need to sell some Real estate before we move again. But very much looking for how it will evolve.

Wonder if the folks at Continental Country Club feel like sitting ducks, waiting to be picked off.

slipcovers 04-23-2017 11:11 AM

Crossing 44 shouldn't be a problem, they did it at BV. Why not Morse?

I am curious how they are going to keep the people in the trailer parks, along the way, off the MMP.

Probably more like the goose that laid the golden egg. How ironic a certain faction here dreaming about increasing property values after build out. The big winners will be the owners of manufactured homes in the way of The Villages progress. I suspect 5 - 10x original investment at least.

You you don't think they will be able to get over or under the highways you have been living under a rock. The plans are in place just not announced yet.

Greed at Work? I always thought the idea for businesses was to make money. As far as I can tell they will continue until they can't. ITS the AMERICAN way!

They did cross BV at 466A, and 44 is narrower. I should said 466A

I was curious, so I went to look how may open tee times were available for tomorrow (this is Sunday) at all Championship courses.
There were 92 foursome tee times before noon and I quit counting............
Looks like it will be awhile before a lottery system is needed.

I agree, Dave. I was thinking 3 champ courses just based on the number of homes, and about a dozen or so execs as well. Probably another town square, 2 regional rec centers and 2 shopping plazas. And let's not forget the obligatory 176 branches of Citizen's First

When a lot of us bought here it had nothing to do with seeking a profit. Any profit will most likely go to our kids. I have no interest in leaving.

It's nothing but good news that 44 is not the stopping point. The Villages should be connected from top to bottom. It makes us one community as it should be.
