The holdings of the developers.
H. Morse - Executive Profile
It is no secret that The Villages IS the Morse family. But someone help me list all of the entities they own or have recently owned and sold to others. Here are some they own; Southern Lifestyles Furniture Showcase Direct Furniture Citizens First Bank I know by doing this I wll get posts from the Morse haters and the Morse lovers and those who are thinking about moving here. I think there is a better link than above and if anyone can find it...please post it. |
T&D Pool-Retail / Service / Installation
T&D Concrete |
I think they own Citizen's First Wholesale Mortgage. IMHO it is a Great company to deal with. A friend's buyer was turned down by B of A and Citizen's closed the deal in two weeks. That is why I like dealing with TV owned entities. Service

Recently sold The Daily Sun and now it is truly the Daily Fun.
Entertainment Department now owned privately. But this is old news. He appears to be slowly divesting. |

They don't own T&D.

I am neither a Morse lover nor a Morse hater.
I am a Morse admirer. A friend of mine is the nephew of the man who originally owned much of the land which is now The Villages. He was a farmer and a rancher whose family was very influential in Sumter County. As wealthy and influential as he might have been, he did not have the VISION for the use of the land that the Schwartz/Morse family did. As I said, I admire the family. I might wish I could have done something similar except for the fact that I am not much motivated by money and I had more fun in the career that I had than I would have had by being in land development. Having said all that, you might want to look at the web site The Villages Family Company Company Profile - Located in The Villages, FL - H. Gary Morse, Mark G. Morse, John F. Wise which should have much of the information you are looking for. It even has a "connection" feature which shows how various entities are interconnected by ownerships, directorships and other connections. It also has multiple generations of the Morse family listed. Happy hunting. |
the liquor stores in each of the "Publix" shopping centers.
The list could get very length if we want to include either family members or other "falily" insiders as they are plentiful in what is owned in TV. For example Janet West's hair salon academy and the 4 or 5 salons around TV. Or Phil Marquard who now owns TV Daily Sun newspaper. Barbara Vesco and the entertainment business. to just name a few. btk |

Of course as rumors go here I could be dead wrong. The issue of importance is not so much what the Developer (Villages of Lake sumter, Inc, et al) owns but the powerful control and influence politically and economically this entity has primarily over Sumter County but also Lake and Marion Counties. You can place a safe bet that it does not inure to residents favor |

The only way we may possible know is to have an independent audit and that will never, ever happen. Heck right or wrong even the IRS can't make any headway. perhaps The Villages of Lake sumter, Inc is of benefit to us but we will never really know...and if there is someone who does please share it with all of us |

Somethng was done correctly. AND as we can see on this forum, people can jump frequently to illogical decisions. I CRINGE to think of this place being run by the residents. Now let me see. A performing arts center, ten indoor pools, five new dog parks. a staff of people at the squares that keep folks from saving seats.More softball fields, separate roads for bike riding running, golf carts and cars.... All good things...but sometimes we can't have all of the fancy things we want and pay the bill. I don't care how much the Morse bunch has made. They deserve every penny of it. Selfishly. I am gonna enjoy it all and hope it doesn't get ruined before I die. |
Yea, I am in awe of the accomplishments of the combined family members. I wish they would stay in charge of every aspect of The Villages and its amenities.

Here's an example of Gary Morse's influence with the Florida Legislature on the front page of today's Tampa Bay Times. |

It was a smart move by the developer and a good thing for TV residents. If not, some healthy spouses might decide to sell and relocate if their sick spouse needed to go to a skilled nursing facility and there were no beds available. Adequate availability of this type of medical service was one of my concerns. No one wants to think about that sort of thing. But it could turn into a big issue (crisis) if there is not enough capacity. |

The first ones in must have had long growing pains. With Vision and a little Luck things worked out so we can benefit. This maise of ownership is complicated. I am not sure where the support staff is housed ( offices ) . It takes a lot of people to keep this going. I would suspect at the end of the buildout the family will retain the commercial operation and turn it over to a management company and relocate if they think it is necessary. All the infstructure of TV will be sold off and TV will be operated by the CDD's. Were do the golf courses fit into this maise? I could not find them . |

Ummmm...when you have the largest and fastest growing 55+ community in the state, isn't it evident that many more people here are going to need nursing home beds as compared to other, smaller communities around the state??
Why would you want a shortage of nursing home beds in TV? (Unless you own a competitor nursing home, as the man quoted at the end of the story is........the end of the story not shown in the link of the pdf file of the paper above. Three cheers for free enterprise and someone who works hard and becomes rich. The quintessential AMERICAN dream. In this country, it still holds true. If you get up early and work hard and sacrifice and save and bypass instant gratification and worry... and if you have a very good idea, you will collect more money than you need, which to me is being rich. |

My guess would be that they stay heavily involved with Citizens for a while. With a family member firmly in place as VP, soon to be head honcho, this is where they see the future. 120,000 residents, with a mojority with money in their bank, thats a ton of fees that can be collected! Easy money.......

Bonny is right. Terry Yoder and his wife own T & D. Along with many other companies in this area.

Are you suspicious and seething over the holdings of Bill Gates if you own a Windows computer? Or over the holdings of Steve Jobs and his estate if you own an iPhone or iPad or your kids used an AppleII or Macintosh in grade school??

According to the FCC data base and the Florida Secretary of State, the Morse family does continue to have at least a percentage of ownership of WVLG under the corporate name of Villages Communications, Inc.

Richard Schwartz owns the property with the golf course that is on CR 466. It is for sale and he built, and lives in a home in Laurel Valley of Bridgeport.
