Speed of Development
 
We first visited TV the second week of January, 2016. I believe it was a few weeks later when the plans for Fenney were announced. Now, a year later, it is unbelievable! Golf courses, rec center, hundreds of homes... all in under a year!
Is it just me, or is anyone else impressed with the speed of the development down there? And they are already starting homes in De Soto!

The secret is they have seeds for the houses, just plant and water, and stand back.....We are watching a new house on Del mar, amazing how fast they can put up a house. Ours was done in around 80 days from empty lot to move in ready.

We have watched the developer do that since 2003 when 466 was a two lane road and there was nothing south of 466 (not 466A.....466).

It is what and how they do it....very consistent method/procedure from planning to completed homes, then completed villages.

It was interesting to me to learn about the mix of homes in CDD 12 that includes Fenney. A total of 3,637 homes will be built in CDD 12, including 1,700 villas, 1,928 standard homes and nine premier homes. Premier homes decline while villas are on the rise.

I think that it has remained fairly constant, that mix. There are many, many more designers and cottages, and ranches and villas than premiers. Just what people want to buy.

Not good when a developer starts to go after the cheap money when more can be had with upscale on the same acreage. It’s a microcosm of the steady decline of the stronger middle class who once held defined benefit plans and lifetime medical.

That's not true. There are/were very few middle class defined pensions that would support the purchase of a premier home down here unless they are coming from an area such as New York City, LA, etc. 10,000 boomers retire a day and only 6 of them choose to come here. Quite a few of the villas are purchased as rental properties, quite a few more are purchased by buyers who choose to keep their homes up north and they are therefore a great choice for a second home, and quite a few more are purchased by owners of designer homes that want to down size. Don't forget, there are villas selling well into the $300,000 plus range in Fenne and they are selling quickly, higher than many of the designer homes that are available. A month or so ago they released 35 lots in Fenney ranging in price from $99,000 to $139,000 and all of the more expense ones were sold in a matter of days, a few weeks later most all were sold. There is still a large demand for higher priced designer homes. There are only a handful of people that can afford a million dollar plus premier home on a view lot that would even consider spending that kind of money in TV. and there are still premiers sitting in Oceola as well as the Pines that can be purchased when those buyers eventually show up.

I was referring to all but the designers.
A financially healthy retirement
is a three legged stool consisting of a pension, personal savings and social security. Unless you have the financial discipline to save over and above to make up for the lack of a pension, your retirement will not be as comfortable as your working
life lifestyle. That’s a fact.

when looking at the map for Fenny, it does appear that the patio and courtyards are indeed selling, although I think slowly, but the designer and cottage, not so much

There seems to be lots of blue dots...spec homes available for sale.

Without restrictions on rentals this is a recipe for a decline of the quality of life for full timers.

The ratio of villas to designers and premiers seems higher than other areas, not sure though.
